“Our management philosophy
is ‘needs driven’ – we respond to the needs of our
residents and their families to provide the services they want; not
what we think they should want.” Lisa Brush is the CEO of
Symphony Senior Living, the company now managing Masterpiece West
Island and Masterpiece Nun’s Island.
Originally from the West
Island, Lisa found herself working as a hair dresser in Sarnia,
Ontario. Still in her early twenties, she realized that she wanted to
accomplish more with her life. She took evening classes to improve her
math skills, and after successfully completing her studies, she tackled
a university education with renewed self assurance.

Along
the way she
married, had two children, took on another three step children, and
still managed to balance a career as a high-level executive in the
senior housing business.
To illustrate the Symphony Senior Living philosophy, Lisa offers some
examples of how they respond to resident needs and creating a home-like
environment. “Nursing staff making the rounds with medication
carts in the dining rooms are stopped. I don’t have a medication
cart in my dining room – our residents didn’t in their
homes, and we’re not going to here either. This is a pleasant
meal time; and who wants to hear stories about what bodily functions
these pills help regulate.” Continuing: “Sure it’s
more convenient for the staff to manage medications that way. But
that’s the difference between doing things in a manner convenient
for the organization – compared to ensuring that our residents
really are in a homelike atmosphere. A dining room is not a place for a
nurses’ station.” There’s refreshing
common-sense logic to Lisa’s statement.
The Symphony management team brings a wealth of hands-on management
experience to the properties, which are well-financed under the
ownership of one of Canada’s largest Ontario-based pension funds.
Lisa herself has extensive retirement home management experience in
Canada and the United States, from Hollywood to Washington D.C. to
Toronto and now back to Montreal.
“I’m a big believer in the positive influence of pets in
people’s lives – especially the companionship they provide
for seniors. We will have a resident dog and cat in each of our homes.
They bring life to the resident community, and we also encourage people
to bring their pets with them. It’s about maintaining a
continuity of their life and making this their home.” Lisa cites
an example; “We have a gentleman who has a German Shepard that he
misses. The dog now lives with his son. Our resident will be able to
access various new services; including someone to help him walk his dog
for 20 minutes – three times a day. For that matter, we can walk
the dog for him if he wants, especially in the evening before bed. Care
is not just about physical or medical care. Helping a resident live the
life the way they want, is a ‘caring’ service.”
More of that resident-centred common sense.
“The Symphony philosophy is one that encourages aging in place.
That means that as a person requires more assistance, they can stay
here and receive the extra care they need.” Addressing the use of
canes or walkers, discouraged by the previous owners, Lisa comments;
“The reality is that our residents are sympathetic and tolerant
of people who use these aids. In part because they know that they might
need one themselves someday.”
Lisa and her management team have considerable experience in caring for
people with dementia and Alzheimer’s; and they are working
rapidly to bring that service to the West Island and Nun’s Island
communities. “We have a wealth of expertise in caring for people
with dementia. The Symphony dementia service is called
‘Moments’. It was developed from a story I heard back at a
former company, and the concept is to live in the Moment WITH the
resident. We also call it “joining the journey”, which is a
way of going along with the person and gently changing their direction.
No arguments – no insistence that they are ‘wrong’
and therefore there is no stress on the resident, no ensuing agitation
and therefore there is less medication. It takes a little more time,
and maybe isn’t super-efficient for the staff to get their daily
tasks completed. But - it makes a world of difference for the comfort
and stability of the resident. That’s what I mean by
resident-centred.”
“The buildings are lovely, and we have a terrific staff,
beginning with our chefs and the meals they prepare. I’m staying
at the Nun’s Island residence, and I’ve been inviting my
Montreal friends and family to come to dinner with us – at the
residence. It’s better than a lot of restaurants – even as
good as they are here in Montreal!”
As we conclude our conversation, Lisa notes; “We started off with
a very good offering at the two properties. We’re fine-tuning
with the implementation of our ‘best practices’ that
we’ve learned over two decades of operating successful retirement
residences throughout North America.” Watching the easy
interaction between Lisa and the residents (many of whom I know from
previous visits) is a clear illustration that the Symphony Senior
Living philosophy is a positive addition.

I have great
admiration for a
company that takes the time and effort to research a marketplace,
design their product to suit the market, and - if necessary - make
adjustments along the way. In the end, it's this attention to detail
and adherence to core values and mandate that wins acceptance by
potential customers. VISTA is in the process of achieving a remarkable
success because management has done their research, listened carefully
and responded to the needs and tastes of West End seniors and their
families wih a product of exceptional design.
Located at the
corner of
Cote St-Luc Road and Decarie service road, VISTA is in the NDG and West
End community that many of the residents still call home; close to
their churches and synagogues, shopping centers, neighbours and social
clubs.

young-minded seniors

Young-minded
seniors are within
walking distance to Monkland
Village and its cafés, restaurants, bakeries and pastry
shops.
The
nearby grocery store is convenient for those residents who will use
their fully equipped kitchens.
The VISTA entrance is warm, welcoming and elegant. Lounges, card rooms,
billiard room, convenience strore/pharmacy, financial services, hair
salon, swimming pool, spa, massage therapist, exercise room, movie
theatre and the elegant Le Riopelle dining room for independent seniors
are all located on the main floor. Comfortable lounge chairs grouped
around the fireplace are an ideal spot for a second cup of coffee and
the morning paper. This is the focal point of the VISTA community,
providing residents a very pleasant "main street" of their
own.
If you need a little quiet time you can visit the "Reflection Room" on
the third floor. The room doubles as a beautiful location for
religious services. Continue upwards and on the roof, you'll
find
a pleasant terrace, a "green" rooftop and a spectacular view that goes
on forever...
The 12 storey
building has
226 apartments, organized to provide three stages of living. If a
person's health declines over time, they can remain at VISTA, simply
moving to the appropriate section of the building, depending on whether
they require assisted- living or full care. Health is a

nursing
staff
is available 24 x 7.

apartments are located on floors 7 though 12. Suites are available in 2
1/2, 3 1/2 (one bedroom) and 4 1/2 (2 bedroom) configurations.
Recognizing that many people enjoy cooking, independent-living
apartments have fully equipped kitchens, (including dishwashers),
washer and dryer, air conditioning, and paid utilities. Residents have
a choice of dining in Le Riopelle "a la carte" or selecting from a
variety of meal plans. The garage entrance to interior parking spaces
is located just off the quiet street adjacent to the building. Large
windows provide panoramic views of the neighbourhood, the mountain, and
the St. Lawrence.
The builder
took special
attention to install soundproof windows to successfully eliminate city
noise. Not a
whisper of sound from
the highway - which at the same time provides easy access for visiting
family and friends. Independent-living apartments on floors 7 - 12
start at $1,400 per month.

suites come in
large studio and one bedroom configurations. Kitchenettes are equipped
with refrigerator and heating plate; although three meals a day are
provided in the private Chez Robert third-floor dining room.
Housekeeping is included, and each assisted-living floor has a free
laundry room. Bathrooms are equipped with grab bars, adapted toilets
and convenient support bar. Daily support is provided by a caring staff
in close proximity to the nursing staff. The assisted living services
provide dignified and worry-free living for seniors who need "just that
little bit extra" to be comfortable and secure. Semi-autonomous living
apartments on floors 3 - 6 start at $1,750 per month, with 3 meals
daily and housekeeping every 2 weeks.
The second
floor at VISTA
is dedicated to seniors requiring special care - up to one and a half
hours per day (additional care, up to 3 hours per day is available on
an a-la-carte basis.) Spacious private suites have 32" flat screen
televisions, adjustable beds, and basic furniture. Three meals and two
snacks are served daily in the Le Casson dining room.

Occupancy
on this
floor is already nearing capacity - reflecting the company's success in
assessing the needs of the community.
When entering VISTA for my tour, I noticed that the directory appeared
to be more than half full. Ron Brunet, the energetic and congenial
General Manager confirmed that the response has been outstanding, and
that rentals are well ahead of schedule. In addition to comfortable
apartments, the lounges and Le Riopelle dining room at VISTA are so
elegant that residents are proud to have family and friends
visit.

Retirement
Miramichi – affordable, friendly and secure

The closure of
a Canadian Forces
Base is a huge setback for the affected community. However, when this
occurred in Miramichi; some folks saw an opportunity to recycle the
residences that had previously housed military families into homes for
a retirement community.
Everything was
already in
place; roads, infrastructure, and well constructed homes in a variety
of sizes on streets with names like Winnipeg Crescent and Toronto
Drive. There are over 240 detached and semi-detached homes in what has
become Retirement Miramichi, a non-profit organization providing
affordable retirement housing in New Brunswick’s fifth
largest
city on
the banks of the Miramichi River.

It’s only a few hours’ drive to Prince
Edward Island,
and even closer are the lovely beaches and warm water of Kouchibouguac
National Park and Shediac. VIA Rail has a station and there is an
international airport at Moncton, an hour and twenty minutes drive
away.
During our
visit to
Retirement Miramichi, we met the management team and interviewed
several residents. Terri Cormier, who is responsible for renting the
homes, shared the results of a recent occupancy review which showed
that, of the 226 current tenants, 45% have been residents over 5 years
and of them, 28% have been residents for 5-9 years and 17% for 10 years
plus.

“In
fact, our first residents are still living here.”
Terri goes on to note;
“We’ve had well over 20 tenants over the years that
started
off renting one of our homes, and then purchased in Miramichi because
they like the area so much.”
The community
itself has an
abundance of space and separation between homes. The modest rental fees
include lawn mowing and driveway snow removal. There is ample space for
gardening and pets are welcome. All homes have lovely hardwood floors,
and are kept in top shape by the full-time maintenance team.

We discovered that the people we visited shared a common sense of
adventure, knowing that by coming to Miramichi that they were having a
new beginning in their lives together. This in turn has fostered a
strong sense of community amongst the residents. It’s a
refreshing ‘can do’ mentality. Retirement Miramichi
has
provided a building to serve as a community centre, and all of the
activities and management of the centre is organized by the residents.

sure that
this was
going to be our new home.” Mike said.
“I’ve never met
friendlier people
anywhere!” Mike and Jill have a lovely four bedroom home with
a
fireplace. The
main floor has separate living and dining rooms, a large eat-in
kitchen, a cozy den for Jill and a powder room.

Miramichi has been home to Mike and Jill for six years and the couple
are active volunteers in a variety of organizations, attend municipal
council meetings regularly, and volunteer at the many festivals.
“There’s something going on almost every weekend,
including
Irish, Scottish, folk music, bluegrass and rock ‘n’
roll
festivals – we’ve got it all here in
Miramichi.”
Residents who
have leased
for 10 years will enjoy a rental cap, guaranteeing no further increases
(even though they are modest) while you occupy the house. Mike states;
“We did a lot of research before coming here – and
this is
the best
deal in Canada!”
When
you’re considering a
community for your retirement years –you want to make sure
that
there
are good recreational and medical facilities.

Wide open common spaces
behind homes

The Sharps are active cyclists, and are impressed with the new regional
hospital in Miramichi. The City of Miramichi offers a wide variety of
recreational services: two golf courses in the immediate area and 40
other courses within a 3-hour drive; indoor and outdoor swimming pools;
tennis, squash and racquetball courts; health clubs and gymnasiums;
cross country ski club; curling club; bowling; riverfront parks;
extensive walking and biking trails and marinas.
Susan Baxter lives with her Valley Bulldog, (a breed local to the
Maritimes) Malcolm in a home that has been converted into two bedrooms,
with a massive loft space on the second floor.. Living alone, Susan
feels secure at Retirement Miramichi. “You just know that if
you
need a little help – the maintenance crew would be here right
away.” Susan has tried other housing options;
“I’ve
tried condos, but this is the best. We can walk out into the yard, wave
at your neighbours and exchange greetings. And when you call into town
for something and say you’re at Retirement Miramichi
–
they’re here and it’s done!”
Gerry and Carol Kirk came to Miramichi 6 ½ years ago from
Ajax,
Ontario. “We put down a deposit after just a three day visit.
We’d already toured around the town on the weekend, and so
when
we met Terri on the Monday – we’d pretty well made
up our
minds that this was the place for us.” Continuing, Gerry
says;
“Its hard to put into words the peace and tranquility that
you
feel here. There’s always someone on call – so if
you do
need something fixed – they’re right onto
it.” After
a prolonged bout with severe back pain, Carol states; “People
have time for you here – they’re genuinely pleased
to see
that I’m feeling better, you can see it in their
eyes.” And
then - leaning toward me with a twinkle in her own eyes; “Its
heaven here Peter.” Gerry adds: “People we
don’t know
- other than we do our grocery shopping at the same time - would stop
us and say that it was so nice to see Carol walking without
pain.”

moved from Montreal to Retirement Miramichi 4 ½ years ago.
Jim
served
in the Cote St-Luc Fire Department for 35 ½ years, retiring
as
the
Department Director. They enjoy the companionship of their large yellow
Labrador retriever, Duke. Jim is a Deacon at their church, and the
couple are also active volunteers at the Hermitage, the Retirement
Miramichi social centre.

little over a year ago, Jim and Brenda found out first-hand how good
the Miramichi Regional Hospital is, when Jim was diagnosed with cancer.
“Dr Lubin, who did the surgery and saved my life, is from
Montreal. He and his wife really love living in Miramichi, and
I’m sure glad he was here when I needed him!”
“We have everything we need here, especially the kindness of
the
people. We had planned on building a deck; and then I became ill. The
folks from our church got together and built it for us – you
don’t get that in a big city. People are just too busy
–
but not here.”

Masterpiece
Symphonia located at the southern tip of Nun’s Island
is truly in a class by itself for retirement living
Tim
Garforth-Bles, Nicolas Bouquet and the rest of the Masterpiece
Retirement team have recently opened a second building in the Montreal
area, almost a twin to the company’s hugely successful
Masterpiece West Island in Pointe-Claire. Masterpiece Symphonia is
located at the southern end of toney Nun’s Island.
Symphonia
is situated in a high-end residential area of town homes, luxury
condominiums and single family homes. Residents have a choice of river
views, city views … or both if you take an apartment with a
configuration that affords panoramic views of the St. Lawrence and the
distinctive Montreal skyline. The location is ideal for people who
enjoy an active lifestyle, whether it be cycling, walking, golf,
tennis; or enjoying the diverse cultural activities of downtown
Montreal.
But let’s back up a little and go back to the main
entrance… Symphonia is an imposing building made even more
so

floor-to-ceiling polished marble. The Symphonia design is 40 feet
longer than West Island, opening more space for the Bistro
L’Agusta, the elegant Le Papillon Royal dining room or the
Prince
William Pub. Wherever you choose to enjoy your three daily meals;
it’s all covered in the “all inclusive”
monthly rent.
Each floor has cozy café lounges where you’ll be
able to
enjoy a continental breakfast. Family events can easily be accommodated
in the Family Dining and Entertainment Room, which is equipped with a
full kitchen, huge dining room table and lounge area.
Masterpiece has a well-deserved fine reputation for the quality of food
prepared and served to their residents. From succulent roast beef to
freshly made cookies for the grandchildren – the attention to
detail and quality ingredients is evident.
In fact, there’s a ‘buzz’ in the Montreal
restaurant
community about the kitchens and food at Masterpiece. On several
occasions, chefs from downtown restaurants have visited with Executive
Chef Michele Forgione to learn more about his superbly equipped
kitchens and taste for themselves if the positive reviews
they’ve
heard are true. Executive Chef John Currie (formerly of Club St-James)
is looking forward to continuing the tradition of excellence at
Symphonia. I can personally vouch for the food quality, having sampled
the cuisine at two Masterpiece residences in Alberta, as well as
several pleasant meals at Masterpiece West Island. Whether
open
for 4 years or 4 months – the company’s emphasis on
culinary excellence is consistent.
Symphonia has a huge sports bar and games room complex, with a walk-out
to a terrace overlooking the Trinité Golf Club. Residents
will
have special access to the 9 hole course designed by
Montreal’s
award-winning Huxham Golf Design; the same company that has designed Le
Maitre and La Bête in the Tremblant area. Darrell Huxham
noted in
a recent interview, “We designed Le Trinité as an
international course, with each hole displaying characteristics of
courses from Ireland, Scotland, the US and so on... It’s
going to
be a lot of fun for the folks living at
Symphonia.”
The indoor swimming pool situated in a two story atrium is the focal
point of a wellness spa that will feature daily exercise programs,
massage therapies, and of course – lounging by the pool.
Tennis
aficionados will enjoy playing on the clay courts that are part of the
exterior grounds.
The apartments are available in one and two bedrooms, with a variety of
sizes and room configurations. Electric fireplaces with elegant mantles
and flat screen televisions are standard features. All apartments have
balconies (main floor accommodations have walk-out terraces), and there
are lovely model suites available for viewing.
During a conversation with General Manager Stéphane
Chartrand
and Assistant GM Dominique Rochefort, we discuss the development of the
Symphonia clientele. “Many of the people visiting are much
younger than usually expected with a retirement residence,”
noted
Dominique. “We have people in their late 50s and early 60s
coming
in to visit – and they’re signing up!”
Stéphane continues; “Quite a few are empty
nesters; and
often they have a country property. So they’re looking for a
simpler lifestyle. Symphonia is one of the first buildings
they’ve seen where they can find the kind of elegance to
which
they are accustomed in their homes in Westmount, Outremont, Ville Mont
Royal, Montreal West and other upscale neighbourhoods. Of course
– we’re getting a lot of interest from people
already
living on Nun’s Island!”
I’ve visited all but one of the Masterpiece Residences in
Alberta
and Montreal; including an overnight stay in a guest suite.
I’ve
spent time alone with staff members and residents; and I can report
with confidence that the staff pride and corresponding resident
satisfaction is very real. It’s a simple enough formula: a
happy
staff leads to happy customers/residents.
However, it takes effort and investment on behalf of the company to
make a slogan a reality. I’m reminded of a remark that Tim
Garforth-Bles made the first time we met; “I wish my own
parents
had taken the time to really enjoy their retirement years instead of
trying to maintain a large home. It took so much out of
them.”

here for you. Our team radiates warmth, friendliness, happiness, and
kindness… Hospitality is at the heart and soul of who we

Last May I wrote that Masterpiece had truly set a new standard for
retirement living, and that the company had hit a home run with
Masterpiece West Island. They’ve bested themselves with

West Island – where the livin’ is easy

I
recently visited two Masterpiece Retirement residences in Alberta, and
saw first-hand that the after several years in business; the original
promises of high food quality, friendly and courteous staff, and an
elegant living environment have remained consistent.
Montrealers have begun moving into the company’s first
‘community’ in Montreal at Masterpiece West Island
in
Pointe-Claire. We though it would be useful to have some first-hand
accounts from some Montreal-area couples who have selected this
magnificent new building to be their home.
Walking down the hallway to meet Anne and John Philips, I
couldn’t help but notice the refined elegance of the
décor. I could have been in a five star hotel in London,
Palm
Beach or New York. The large elevator reception area (with richly
upholstered and practical built-in benches) opens on either side to
wide and tastefully carpeted corridors. After the gracious main
entrance, the positive impression continues throughout the building.

and John have a healthy
glow, and
during our conversation I learn that they are avid golfers and members
of Royal Montreal Golf Club. Their passion for the game was so great
that they built a retirement home at the golf club. However, 25 years
later, they wanted a change in lifestyle; one that didn’t
require the
maintenance of their Ile Bizard home.

Anne jokes; “And I
didn’t want to
cook anymore!”
The
Philips began the process of looking at residences. “We had
heard
good things about this place, and the fact that it is a brand new
building also appealed to us,” noted Anne. “Just by
walking
into the lobby we could tell that it was first class.” John,
who
was himself an employer and company owner in his days in the
advertising business, picks up the conversation;
“It’s not
just the top management who are so pleasant, it’s everyone in
the
building. They treat their people well - and it shows in how agreeable
the staff is with the residents”
One of the attractions for the Philips was the location of Masterpiece
West Island, at the junction of St-Jean and the Trans Canada.
“We’re on the highway in minutes, and Fairview is
practically across the street,” comments Anne.
“They must
have built it well, because we don’t hear any outside noise
at
all.”
The Philips have been active all their lives – Anne was a
Quebec
Champion curler, and while at McGill she was the Captain of the
Women’s Hockey Team. Anne continues;
“There’s lots to
do here, and we don’t feel like we’re in an
institution. We
can eat when we want – we’re not regimented to
pre-determined meal times.”

“Punch” Racicot moved
from Hudson to Masterpiece, and are delighted with the choice that was
actually made by their daughters. “This is a whole other
concept of
living – different from anything we’ve
seen,” states Irene. Punch
agrees, adding; "This is really like a 5 star hotel. We had tried a
condo, a smaller house, and another residence – but
we’re very, very
happy here.”

The Racicot’s
apartment is beautifully decorated, and they give
full credit to their daughters. Their living room is anchored by the
working electric fireplace that is equipped in every suite, plus the
flat screen television.
Punch continues; “It’s not lonesome here
– we have a

I’ve moved to the spacious suite that is now home to Pat and
Al Berry,
who have moved back to Montreal from their retirement home in Sutton,
Ontario – located near Lake Simcoe and close to 7 golf

Al
had been successful in the

forms business, and he and Pat (who worked as a nurse in a West Island
clinic) moved to Toronto to follow his biggest account, Petro-Canada.

had enjoyed our retirement house in Sutton” noted Pat,
“but
we knew it was time for us to think about moving back to Montreal to be
close to our family, and we didn’t want the trouble of a

The couple enlisted the help of Pat’s brother to scout the

Al has been active in community involvement since his days as a Kinsman
in Montreal during the mid-50s. He and Pat were involved in fundraising
for children’s causes; building the Valois community swimming
pool when their kids were young, and now - sure enough - Al had
organized a Football Pool for the Grey Cup party.
As we near the end of our conversation, Al comments:
“It’s
not routine here – they’re always coming up with
ideas for
new activities – new things to do.”
As in any new community, new neighbours can mean new friendships (and
new listeners for those stories your spouse has already heard a hundred
times…). It appears that Masterpiece West Island is

people who have much in common; drawing on similar experiences from
their professional lives, leisure activities and civic involvement. Al
Berry commented “We often dine with John and Anne Philips,
and
someone asked me if we had been lifelong friends, because we seem to

For
several months I thought someone was building a new hotel near the
corner the Trans Canada and boul. St-Jean in Pointe Claire. I was
partly correct – it is just like a hotel, complete with huge
indoor swimming pool and spa area, a choice of dining rooms, and each

The
first time I walked into the Sunrise office in Dollard-des-Ormeaux, I
had a sense of comfort that you get when entering a friend’s
well-maintained home. Family photos, magazines on the coffee table, and
furniture that you can actually sit in all created a welcoming
atmosphere. I could have just as easily walked into someone’s
home on the West Island or West End. My next thought was that these

Terry
Pomerantz, CEO of TRAMS Management, is one of the major players in the
condominium development business in Montreal. His father, Saul
Pomerantz, started the company in 1981, and specialized in building
multi-family rental buildings. Having established a profitable
enterprise in the Montreal area, the family business expanded south of
the border.
Working with other real estate partners and financial institutions, the
company entered a successful five year period building and selling
beachfront condominiums. In all, over 6,000 units were sold in greater
Miami. Active in the family business all along, Terry Pomerantz has
literally learned the development business from the ground up. Like
many successful executives, he has the ability to see business issues
with clarity; and can explain what most people would consider complex
issues in simple terms.
“About
8 years ago
we started building our
own projects. Some were commercial, some rental properties and of
course the condominium projects we’ve brought on stream.

Commenting on the differences between a
rental building and a condominium; Terry’s answer is
instructive. “The
building structures are fundamentally the same. We have strict building
codes to follow, and these laws ensure a high standard of residential
construction. ‘Cheap building’ does not exist in
this country. The main
difference is in the area of the living space and the finishing. Rents
have to be calculated as to what people can reasonably pay, and so the
size is usually about 150 square feet less than a similar condominium.
There is also a difference in the finishing, for example: arborite
kitchen counters in a rental and granite in a condominium. Perhaps
parquet floors in a rental and hardwood in a condo. The sound
resistance in a condominium is also generally at a higher
level.”
While
he tries not to have favourites, Terry concedes that Le Luxor is a fine
building. “Sometimes, when the building is up, you think to
yourself,
‘this is even better than I visualized. This is what I felt
about Le
Luxor when we were nearing completion.”
Development
opportunities sometimes come as a renovation project, and such was the
case with L’Héritage du Vieux Port, the former
refrigerated building
for fruits and vegetables in the Old Port. It’s a massive
structure,
and the trains carrying the produce used to come right into the lower
level. After sitting vacant for nine years, Terry and his team took on
the restoration and construction of deluxe condominiums in a Heritage
building.. “It’s been a tremendous accomplishment
for the whole
company. We had five levels of government and authorities to work with
– and deal with the sometimes competitive situations between
different
jurisdictions. However, the result is a fine and truly unique building
that is proving very popular. You’ve undoubtedly heard about
the
importance of location in real estate. I can’t think of a
more dramatic
example than L”Héritage – riverfront and
city views, the Old Port, the
charm and variety of Old Montreal nearby, and the history of the
structure itself all combine to make this an excellent investment
– and
a great place to live too!”
Asked about new projects, Terry is
forthcoming. “We’ve had very good results with Les
Jardins Palerme in
the South Shore in Brossard, and we’re going to build a twin
building
next door as a retirement residence for autonomous seniors.
It’s a
great location, an easy walk to Champlain Mall, Loblaws, and the South
Shore bus service to Montreal. It will have grasp bars in the
bathrooms, emergency call bells – but it is designed for
fully
autonomous folks. It’ll be a nice size with 55
apartments.”
Terry
continues; “We have a big condominium and rental unit
development
planned for Pointe aux Prairies.” People interested in this

Le
Ste-Helene in St. Lambert
is an ideal “downsizing” options

Belcourt,
the development company specializing in residential construction for 50
years has hit a home run with Le Ste-Helene, a condominium development
near Upper Edison in Old St. Lambert. There are actually a series of 10
buildings, although they appear as a single classical style building
from the street. Each of the buildings has a separate entrance,
eliminating long hallways and enhancing the sense of privacy. The
buildings are situated around a central park-like court yard, and all
the homes run the full depth of the structure, providing space for
balconies front and back. The six three-storey buildings have
elevators, and the four two storey structures do not. There are 60
homes in the development.
Two and three bedroom models are available in sizes from 1100 to 1700
sq. ft; some with basements or second story mezzanines. (The finished
model suite with the mezzanine is beautiful, and Robert Baillargeon in
sales, acknowledged that this model almost sells itself.) Additionally
there are a few models that permit up to four bedrooms! And you were
worried about space when downsizing. The majority of purchasers are
retired professionals, and there is a healthy sense of
‘community’ taking shape.
Le Ste-Helene is within a few
minutes
drive or a 10 minute walk of St. Lambert’s famous
“Village” that has a
wide variety of businesses, dominated by Taylor’s the
independent
clothing store for men and women. This section of Victoria Avenue has
been cited as an example of all the good things to do when revitalizing
a community’s main street. In addition to being a
people-friendly
street with a good selection of affordable restaurants, the proximity
to The Village will enhance the resale value for owners at Ste-Helene.
I
visited two of the models,
and was impressed with the open space and the quality of construction.

exterior is an elegant mixture of brick with stone relief work around
the windows, doorways, and building corners. The interiors are nicely
finished, with an upgrade package available.
Choice is an important aspect of Le Ste-Helene; from the wide variety
of floor plans to the selections purchasers can make for hardwood
flooring; kitchen cabinets, countertops and flooring; bedroom carpets;
and bathroom ceramic tiles. In Phase I, Central air conditioning is
standard and gas fireplaces are included except in the Garden Units.
The upgrade package offers granite kitchen counters; upgraded Shaker
cabinets and water faucets; bathroom floor-to-ceiling ceramic tiles;
and upgraded carpet in the bedrooms. This is a good initial investment
for those considering the resale potential of their purchase.
Other standard features include kitchen range hoods vented to the

(some in
the master ensuite as per plan), a selection of bathroom cabinet

concrete base is applied and there is a double wall construction
between units with airspace in between. Many Belcourt purchasers will
purchase another Belcourt home, attesting to the quality of
construction, the satisfaction level of their previous Belcourt
ownership, and their satisfaction with the company.

three children
in a 5 bedroom
home in Hampstead, Irving and Bonnie Rothstein found themselves with a

“kids” now had families
of their own. Irving still travels frequently for his successful
business,

time at their country home and Irving is an avid golfer and member of

Golf Club.
I met with
Irving Rothstein to

months, it’s like looking over a forest.

home is outstanding. There’s a family joke that Irving and
Bonnie shared
with me. Said Irving; “I gave Bonnie an unlimited
budget…and she exceeded
it!” Irving continues; “We wanted this place to be
special - this is where
we’ll be spending our foreseeable future together - so we
wanted to make
it nice.” A significant amount of credit for the lovely
décor that
is both cotemporary and warm goes to Bonnie’s friend and
decorator Gloria
Sacks.

Two of
Motreal’s
most successful developers
have joined forces to develop a unique Hotel - Residence in the
Laurentians.
Pierre Parent, President of Resort One and developer of the highly
successful
St. Sulpice Hotel in Old Montreal, and Le Crystal de la Montagne,

As you would

I was impressed

in 14 buildings. Beach villas, cleverly built into the grade of the
slope

3 bedroom configurations. . The larger beach villas can go up to
$895,000.
The key element here is that you have rental income available to help
in
the financing. Based on the real occupancy rates balanced out over high
and low seasons at Mont Tremblant, the developers are projecting a 50%
- 60% occupancy rate.
One of the

| It’s
hard to believe that the site of one of Montreal’s largest
condominium
developments, and perhaps most luxurious, was once the site of one of
our
architectural embarrassments, namely that dilapidated building that
divided
de Maisonneuve and caused an uncomfortable jog in the street. Now, this
block has become one of the finest examples of urban renewal in
Montreal.
And it’s all about
location. There’s something about being right downtown that
is very appealing
to many empty nesters.

If an urban lifestyle
is in your future, then Le 1200 Ouest might just be your new home. Rue
de la montagne (Mountain Street) is a block away, the museum a few
blocks,
lunch on Crescent is just two blocks, Holts is a block up, and the
heartbeat
of Montreal at peel and Ste-Catherine is less than the time it takes to
find a parking space. All you have to do is walk out the front door.
The twin towers of
Le 1200 Ouest have added to the skyline of downtown Montreal with their

being
in an oasis in the middle of the city. I knew the city was there
– but
it was “out there”, and I was “in
here”, and “out there” seemed so very

Last spring, we wrote
about a condominium development in Brossard that scored very highly in
the real estate location meter, and offered excellent value.
Construction
of the two buildings at Les Jardins Palerme is well underway, and there
is now a model suite open for inspection. The lobby area, with its
floor-to-ceiling
glass walls and elegant decor will soon be accessible, in addition to
another
three bedroom model suite.

model suite now open is a two bedroom configuration, with the bedrooms
separated by the living and dining room. It’s a smart design,
especially
if you’re going to use the second bedroom as a TV room or den.
This concrete building
has 8 ½ foot ceilings, and the extra height really does add

Les Jardins Palerme
is conveniently located about two hundred yards from the Chanplain
Mall,
on a street where the other houses are pleasant single family dwellings
– you know what type of dwellings make up the neighbourhood.
This again
is a very important aspect of the ‘location’
component of any real estate
investment, whether as your home, pied-a-terre in town or as your home
base for people who enjoy travelling. It’s a short walk to
the commuter
bus terminus and the express service to downtown Montreal.
The twin buildings
share a fully equipped gym with floor to ceiling glass walls; and a
reception
room occupies the corresponding space in the opposite structure. The
red
brick and yellow/grey stone work on the exterior of the buildings
creates

you’d

Retirement
options in the Knowlton area

The greater municipality
of Lac Brome, with Knowlton as the hub, is becoming more and more
popular
as a retirement destination. I met with some of the top agents in the
area
to get their input.
The most important
criteria is the nature of the community. Knowlton and the surrounding
towns
are the hub of the English speaking community in The Townships. Most
citizens
are comfortable in both official languages, and everyone gets along.
Bishop’s
University has a satellite campus in Knowlton, where you can take both
accredited courses and special interest non-credit
instruction.

have a lot to offer for people looking for an active retirement
lifestyle:

comfortable drive to the city,
and very close to the American border. There are cultural activities,
many
centered at Arts Knowlton, which is the home of Theatre Lac

the street, Royal LePage agent Lois Hardacker continued my education on
the benefits of retirement living in the Lac brome area. Driving around
to do my research, I couldn’t help but notice that every
other for sale
sign seems to have Lois Hardacker on it. Using her laptop computer and
an excellent real estate program, Lois was able to show me a wide
variety
of houses within a couple of suggested price ranges, such as $200,000 -
$300,000; and then $300,000 to $400,000. This enables both the agent
and
the buyers to make a short list of properties that meet their criteria,
before leaving the office.
Lois pointed out
that there is a very big difference in property and school taxes.

We looked at some
listings of very pleasant homes where the property taxes were
approximately
$2,000 - less than half what the taxes would be on a Montreal property.
Plus, these properties are measured in terms of acreage, not variations

the acclaimed Artistic Director and General Manager of Arts Knowlton.
“We
do a lot more here that our Theatre Lac Brome summer theatre series; as
important as that is to our operation. We certainly don’t
shut down after
the summer.” Nicholas continues; “We have a number
of talented people who
enjoy staging amateur productions, although much of the acting is
professional
quality. We have music concerts, and this year we’re going to
be producing
a film series. During elections, we have some pretty lively political
debates

There are a steadily
growing number of empty nesters who are opting for retirement in
“the country”,

Montreal.
Lower taxes and more value for your real estate budget are also solid
motivators.
We know several couple who have made the move and are enjoying
themselves
immensely. They have reduced Monday to Friday ski passes during the
winter,
play golf regularly during the summer, and enjoy traveling during the
less
favourable months of November, March and April. Sounds pretty
good.

- from all over who have come to live at Le Quai des
Eclusiers.” This was
Richard Goulet’s response to my statement that I knew some
people from
Montreal West who had sold their home, and purchased a condominium at
this
development. |

Richard Goulet,
the Director
of Sales was
taking me on a tour of the development, when I mentioned this to him.
This
is a project that offers empty nesters everything they seek in a
condominium.
| The
buildings are located adjacent to the Lachine Canal, which is becoming
a four season recreation corridor. Boating and cycling in the summer
months,
and cross-country skiing in the winter. It’s not a block or
two away -
it’s right there. The views are interesting, and the

was impressed

Old Montreal to condominiums.
The building is
solid.

brick and masonry, balconies are concrete, and the eight foot high
