Le Griffix – a new condominium project in Griffintown

It’s hip, urbane and best of all – a solid real estate investment

By Peter Kerr

A century ago, Griffintown was home to the people who worked in the nearby factories, the port and the immense rail yards that used to bisect the city. The factories are closed, and the rail yards were replaced decades ago with new neighbourhoods comprised of townhomes and condominium apartments. The City of Montreal and private developers are now working to transform and rebuild the old neighbourhood located at the doorstep of Montreal’s vibrant downtown.

Griffintown is the next logical area for development because of its proximity to downtown; but also with the advantage of the recreational facilities within the park system running alongside the Lachine Canal. Old Montreal and The Old Port with its parks and facilities are quite literally next door. The heavy lifting for redeveloping the surrounding areas has already been done. Recreational areas, restaurants, shopping and local service providers are already in place close by. Purchasers in Griffintown have an opportunity to realize gains on their real estate investments; in part because the developers have one of the lowest per-square-foot selling prices in the area. The result has been that over 120 units have been sold in just 6 weeks – an incredible feat in a tight real estate market that highlights the price/value equation that is clearly evident to informed purchasers.

Le Griffix is a new construction 20 storey building located in the heart of Griffintown at the corner of Peel and Wellington streets, with views of the Lachine Canal Park, the river, port and the Montreal skylineThere are 175 one to three bedroom units; each with a large concrete balcony, huge energy-efficient windows and fully equipped kitchens.

There are several spectacular Penthouse units still available; including a few three-bedroom models.

Developer Luc Poirier is working in tandem with Robert Cohen’s Diamond Trust to market and build Le Griffix. Both have extensive experience in large scale developments. Luc Poirier developed St-Lambert on the Golf and St-Bruno on the Lake; while Diamond Trust has a long list of successful projects; including a massive 10 million square foot development in Vaudreuil that includes 2,500 residences and 2 million square feet of commercial property under development. The family business also owns the Ericsson office and research centre on Decarie Boulevard.  Both companies bring considerable expertise to the design and construction of Le Griffix.

The walls between units are doubled, including a double layer of drywall on each side of the dividing wall. Additional sound insulation bats are mounted into shared walls. Floating hardwood floors are included in all living areas, with ceramic tiles in the kitchen and bathrooms. Purchasers have a choice or kitchen cupboards and Quartz kitchen countertops. Central air conditioning is included, and built-in central vacuum systems are a moderately priced option.

A fully equipped roof-top terrace has outstanding views of downtown, nearby parks and the river.

There are numerous eco-friendly features; such as heating the hallways and common areas with re-captured heat. There are just 8 to 14 living units per floor, ranging from one to three bedroom configurations.

The best suggestion I can make is that you do as I did – and visit Sales Director Kim Bruneau and her staff at the office and see what has captured the collective imagination of so many purchasers. A big part of the competitive advantage is due to the Griffintown location of Le Griffix.

Le Griffix sales centre is located at 173 Peel Street (at Wellington). Office hours are from noon to 7pm Monday thru Thursday; and noon to 5pm on weekends. The web site is informative and user friendly, with easy-to-read floor plans for each unit by floor. www.legriffix.com  or call 438-884-0044.

Le 215 Redfern – elegant living in Westmount

By Peter Kerr

Every now and then a product is introduced to the marketplace and captures the imagination and attention of its intended public. Located in Westmount and just a five minute stroll from that city’s iconic Greene Avenue, Le 215 Redfern is a condominium development where Yes, Yes, Yes are the answers to the real estate mantra of Location, Location, Location.

In addition to our immediate living space, our neighbourhood is an important part of our daily living environment. For people accustomed to communities with quiet, tree-lined streets, parks and convenient shopping, the community beyond their front door is an important consideration when considering a move to a condominium.

Recognizing that purchasers are often moving from large homes, Architect Karl Fischer has designed spacious penthouse suites like the three plus bedroom 2,630 square foot corner unit that has a very spacious 360 square foot loggia and a 1,500 square foot private roof top terrace adjacent to the swimming pool and gym. Purchasers will enjoy the convenience of condominium living while maintaining the privacy and space of a home.
Westmount is a well-managed city with surprisingly moderate property taxes and is considered one of the more prestigious communities in Greater Montreal. Le 215 Redfern is situated on a quiet residential street opposite single family homes. There are just 60 residences within the six-story building that will soon be under construction.

A well-known Montreal businessman and philanthropist has purchased at Le 215 Redfern, in part because he recognizes that he’ll realize a favourable return on investment.

A couple who own a successful real estate business has also purchased; in part because they too see the future value of their acquisition. “We can see the future value from an investment standpoint – but we’re also excited about living there. We’re very impressed with the design, the building’s amenities and of course – the location.”

Situated on the site of the former Readers’ Digest building, the builder is maintaining only the concrete floors, adding two additional floors and a rooftop amenity floor complete with indoor pool, gym and rooftop terrace, with new plumbing, wiring and dividing walls, using the latest building materials to ensure soundproofing. Acoustic membranes will be installed before the hardwood floors are laid. Gas fireplaces and appliances are available in selected units. Gas barbeques in loggias! With the current emphasis on entertaining and food preparation, the kitchens have been designed with granite or quartz countertops, fine cabinetry, and state-of-the art Miele appliances. Ceiling heights are a minimum of 10’4” on the 2nd to 5th floors; and on the ground floor the heights are 13’5” and 11’5”. Depending on the design of each unique residence, they have a loggia/and or terrace that serves to expand the available living space.

From the moment you and your guests enter the elegant main lobby, you will be welcomed by a courteous doorman. Concierge and valet services will also be available. Garage spaces and lockers afford plenty of useful storage space. Master bedroom suites are equipped with walk-in closets.

Heating and air conditioning are individually controlled, and the nearly floor-to-ceiling ‘tilt and turn’ windows open to allow fresh for air.

The lyrics of Carol King’s song Up On The Roof come to mind when describing the rooftop oasis in the centre of the city…”I’ve found a paradise that’s trouble free”. The fully equipped fitness centre and indoor pool look out over the city and the private rooftop terrace and urban garden. The patios and lounge areas are situated on the west side of the building to take advantage of the afternoon sun.

For 60 plus families, Le 215 Redfern will become their new home, with the promise of becoming a community. Without compromising on space, they will enjoy maintenance-free lifestyle and security of condominium living; leaving them free to travel.

The Sales Office and Showroom is located on site at 215 Redfern in Westmount, just north of Ste-Catherine Street. The website is informative, especially when looking at floor plans. www.215redfern.com

Symphony Senior Living managing West Island
and Nun’s Island Masterpiece residences

By Peter Kerr

“Our management philosophy is ‘needs driven’ – we respond to the needs of our residents and their families to provide the services they want; not what we think they should want.” Lisa Brush is the CEO of Symphony Senior Living, the company now managing Masterpiece West Island and Masterpiece Nun’s Island.

Originally from the West Island, Lisa found herself working as a hair dresser in Sarnia, Ontario. Still in her early twenties, she realized that she wanted to accomplish more with her life. She took evening classes to improve her math skills, and after successfully completing her studies, she tackled a university education with renewed self assurance.
Lisa Brush, Founder and CEO of Symphony Senior Living with Henry and Esther Marco, residents at Masterpiece Symphony West Island
Lisa Brush, Founder and CEO of Symphony Senior Living with Henry and Esther Marco, residents at Masterpiece Symphony West Island

Along the way she married, had two children, took on another three step children, and still managed to balance a career as a high-level executive in the senior housing business.

To illustrate the Symphony Senior Living philosophy, Lisa offers some examples of how they respond to resident needs and creating a home-like environment. “Nursing staff making the rounds with medication carts in the dining rooms are stopped. I don’t have a medication cart in my dining room – our residents didn’t in their homes, and we’re not going to here either. This is a pleasant meal time; and who wants to hear stories about what bodily functions these pills help regulate.” Continuing: “Sure it’s more convenient for the staff to manage medications that way. But that’s the difference between doing things in a manner convenient for the organization – compared to ensuring that our residents really are in a homelike atmosphere. A dining room is not a place for a nurses’ station.”  There’s refreshing common-sense logic to Lisa’s statement.

The Symphony management team brings a wealth of hands-on management experience to the properties, which are well-financed under the ownership of one of Canada’s largest Ontario-based pension funds. Lisa herself has extensive retirement home management experience in Canada and the United States, from Hollywood to Washington D.C. to Toronto and now back to Montreal.

“I’m a big believer in the positive influence of pets in people’s lives – especially the companionship they provide for seniors. We will have a resident dog and cat in each of our homes. They bring life to the resident community, and we also encourage people to bring their pets with them. It’s about maintaining a continuity of their life and making this their home.” Lisa cites an example; “We have a gentleman who has a German Shepard that he misses. The dog now lives with his son. Our resident will be able to access various new services; including someone to help him walk his dog for 20 minutes – three times a day. For that matter, we can walk the dog for him if he wants, especially in the evening before bed. Care is not just about physical or medical care. Helping a resident live the life the way they want, is a ‘caring’ service.”  More of that resident-centred common sense.

“The Symphony philosophy is one that encourages aging in place. That means that as a person requires more assistance, they can stay here and receive the extra care they need.” Addressing the use of canes or walkers, discouraged by the previous owners, Lisa comments; “The reality is that our residents are sympathetic and tolerant of people who use these aids. In part because they know that they might need one themselves someday.”

Lisa and her management team have considerable experience in caring for people with dementia and Alzheimer’s; and they are working rapidly to bring that service to the West Island and Nun’s Island communities. “We have a wealth of expertise in caring for people with dementia. The Symphony dementia service is called ‘Moments’. It was developed from a story I heard back at a former company, and the concept is to live in the Moment WITH the resident. We also call it “joining the journey”, which is a way of going along with the person and gently changing their direction. No arguments – no insistence that they are ‘wrong’ and therefore there is no stress on the resident, no ensuing agitation and therefore there is less medication. It takes a little more time, and maybe isn’t super-efficient for the staff to get their daily tasks completed. But - it makes a world of difference for the comfort and stability of the resident. That’s what I mean by resident-centred.”

“The buildings are lovely, and we have a terrific staff, beginning with our chefs and the meals they prepare. I’m staying at the Nun’s Island residence, and I’ve been inviting my Montreal friends and family to come to dinner with us – at the residence. It’s better than a lot of restaurants – even as good as they are here in Montreal!”

As we conclude our conversation, Lisa notes; “We started off with a very good offering at the two properties. We’re fine-tuning with the implementation of our ‘best practices’ that we’ve learned over two decades of operating successful retirement residences throughout North America.” Watching the easy interaction between Lisa and the residents (many of whom I know from previous visits) is a clear illustration that the Symphony Senior Living philosophy is a positive addition.

VISTA - retirement living for young-minded seniors

Conveniently located in NDG, active West End citizens have a retirement option that breaks the 'residence' stereotype - with affordable luxury

By Peter Kerr

I have great admiration for a company that takes the time and effort to research a marketplace, design their product to suit the market, and - if necessary - make adjustments along the way. In the end, it's this attention to detail and adherence to core values and mandate that wins acceptance by potential customers. VISTA is in the process of achieving a remarkable success because management has done their research, listened carefully and responded to the needs and tastes of West End seniors and their families wih a product of exceptional design.

Located at the corner of Cote St-Luc Road and Decarie service road, VISTA is in the NDG and West End community that many of the residents still call home; close to their churches and synagogues, shopping centers, neighbours and social clubs.

Young-minded seniors are within walking distance to Monkland Village and its cafés, restaurants, bakeries and pastry shops. The nearby grocery store is convenient for those residents who will use their fully equipped kitchens.

The VISTA entrance is warm, welcoming and elegant. Lounges, card rooms, billiard room, convenience strore/pharmacy, financial services, hair salon, swimming pool, spa, massage therapist, exercise room, movie theatre and the elegant Le Riopelle dining room for independent seniors are all located on the main floor. Comfortable lounge chairs grouped around the fireplace are an ideal spot for a second cup of coffee and the morning paper. This is the focal point of the VISTA community, providing residents a very pleasant "main street" of their own.  If you need a little quiet time you can visit the "Reflection Room" on the third floor.  The room doubles as a beautiful location for religious services.  Continue upwards and on the roof, you'll find a pleasant terrace, a "green" rooftop and a spectacular view that goes on forever...

The 12 storey building has 226 apartments, organized to provide three stages of living. If a person's health declines over time, they can remain at VISTA, simply moving to the appropriate section of the building, depending on whether they require assisted- living or full care.  Health is a priority at VISTA.  There is a doctor's office on the third floor and nursing staff is available 24 x 7.
Le Riopelle dining room

Spacious independent living apartments are located on floors 7 though 12. Suites are available in 2 1/2, 3 1/2 (one bedroom) and 4 1/2 (2 bedroom) configurations. Recognizing that many people enjoy cooking, independent-living apartments have fully equipped kitchens, (including dishwashers), washer and dryer, air conditioning, and paid utilities. Residents have a choice of dining in Le Riopelle "a la carte" or selecting from a variety of meal plans. The garage entrance to interior parking spaces is located just off the quiet street adjacent to the building. Large windows provide panoramic views of the neighbourhood, the mountain, and the St. Lawrence.

The builder took special attention to install soundproof windows to successfully eliminate city noise. Not a whisper of sound from the highway - which at the same time provides easy access for visiting family and friends. Independent-living apartments on floors 7 - 12 start at $1,400 per month.

Assisted-living suites come in large studio and one bedroom configurations. Kitchenettes are equipped with refrigerator and heating plate; although three meals a day are provided in the private Chez Robert third-floor dining room. Housekeeping is included, and each assisted-living floor has a free laundry room. Bathrooms are equipped with grab bars, adapted toilets and convenient support bar. Daily support is provided by a caring staff in close proximity to the nursing staff. The assisted living services provide dignified and worry-free living for seniors who need "just that little bit extra" to be comfortable and secure. Semi-autonomous living apartments on floors 3 - 6 start at $1,750 per month, with 3 meals daily and housekeeping every 2 weeks.

The second floor at VISTA is dedicated to seniors requiring special care - up to one and a half hours per day (additional care, up to 3 hours per day is available on an a-la-carte basis.) Spacious private suites have 32" flat screen televisions, adjustable beds, and basic furniture. Three meals and two snacks are served daily in the Le Casson dining room.

Occupancy on this floor is already nearing capacity - reflecting the company's success in assessing the needs of the community.

When entering VISTA for my tour, I noticed that the directory appeared to be more than half full. Ron Brunet, the energetic and congenial General Manager confirmed that the response has been outstanding, and that rentals are well ahead of schedule. In addition to comfortable apartments, the lounges and Le Riopelle dining room at VISTA are so elegant that residents are proud to have family and friends visit.

General Manager Ron Brunet has a vast experience in the hospitality industry, having managed new and established hotels. By nature he has a sunny disposition, and he creates a positive workplace for the staff at VISTA.

I recommend that if you are considering a residence for someone in your family or yourself that you book a tour of VISTA. Independent seniors will enjoy the respect for privacy, fully equipped kitchens and hotel-like amenities. The best of both worlds!

Retirement Miramichi – affordable, friendly and secure

By Peter Kerr

The closure of a Canadian Forces Base is a huge setback for the affected community. However, when this occurred in Miramichi; some folks saw an opportunity to recycle the residences that had previously housed military families into homes for a retirement community.

Everything was already in place; roads, infrastructure, and well constructed homes in a variety of sizes on streets with names like Winnipeg Crescent and Toronto Drive. There are over 240 detached and semi-detached homes in what has become Retirement Miramichi, a non-profit organization providing affordable retirement housing in New Brunswick’s fifth largest city on the banks of the Miramichi River.

It’s only a few hours’ drive to Prince Edward Island, and even closer are the lovely beaches and warm water of Kouchibouguac National Park and Shediac. VIA Rail has a station and there is an international airport at Moncton, an hour and twenty minutes drive away.

During our visit to Retirement Miramichi, we met the management team and interviewed several residents. Terri Cormier, who is responsible for renting the homes, shared the results of a recent occupancy review which showed that, of the 226 current tenants, 45% have been residents over 5 years and of them, 28% have been residents for 5-9 years and 17% for 10 years plus.

“In fact, our first residents are still living here.” Terri goes on to note; “We’ve had well over 20 tenants over the years that started off renting one of our homes, and then purchased in Miramichi because they like the area so much.”

The community itself has an abundance of space and separation between homes. The modest rental fees include lawn mowing and driveway snow removal. There is ample space for gardening and pets are welcome. All homes have lovely hardwood floors, and are kept in top shape by the full-time maintenance team.

We discovered that the people we visited shared a common sense of adventure, knowing that by coming to Miramichi that they were having a new beginning in their lives together. This in turn has fostered a strong sense of community amongst the residents. It’s a refreshing ‘can do’ mentality. Retirement Miramichi has provided a building to serve as a community centre, and all of the activities and management of the centre is organized by the residents.

Mike and Jill Sharp arrived from Toronto by train.  “Within 10 minutes we were sure that this was going to be our new home.” Mike said. “I’ve never met friendlier people anywhere!” Mike and Jill have a lovely four bedroom home with a fireplace. The main floor has separate living and dining rooms, a large eat-in kitchen, a cozy den for Jill and a powder room.

Retirement Miramichi has been home to Mike and Jill for six years and the couple are active volunteers in a variety of organizations, attend municipal council meetings regularly, and volunteer at the many festivals. “There’s something going on almost every weekend, including Irish, Scottish, folk music, bluegrass and rock ‘n’ roll festivals – we’ve got it all here in Miramichi.”

Residents who have leased for 10 years will enjoy a rental cap, guaranteeing no further increases (even though they are modest) while you occupy the house. Mike states; “We did a lot of research before coming here – and this is the best deal in Canada!”

When you’re considering a community for your retirement years –you want to make sure that there are good recreational and medical facilities.

The Sharps are active cyclists, and are impressed with the new regional hospital in Miramichi. The City of Miramichi offers a wide variety of recreational services: two golf courses in the immediate area and 40 other courses within a 3-hour drive; indoor and outdoor swimming pools; tennis, squash and racquetball courts; health clubs and gymnasiums; cross country ski club; curling club; bowling; riverfront parks; extensive walking and biking trails and marinas.

Susan Baxter lives with her Valley Bulldog, (a breed local to the Maritimes) Malcolm in a home that has been converted into two bedrooms, with a massive loft space on the second floor.. Living alone, Susan feels secure at Retirement Miramichi. “You just know that if you need a little help – the maintenance crew would be here right away.” Susan has tried other housing options; “I’ve tried condos, but this is the best. We can walk out into the yard, wave at your neighbours and exchange greetings. And when you call into town for something and say you’re at Retirement Miramichi – they’re here and it’s done!”

Gerry and Carol Kirk came to Miramichi 6 ½ years ago from Ajax, Ontario. “We put down a deposit after just a three day visit. We’d already toured around the town on the weekend, and so when we met Terri on the Monday – we’d pretty well made up our minds that this was the place for us.” Continuing, Gerry says; “Its hard to put into words the peace and tranquility that you feel here. There’s always someone on call – so if you do need something fixed – they’re right onto it.” After a prolonged bout with severe back pain, Carol states; “People have time for you here – they’re genuinely pleased to see that I’m feeling better, you can see it in their eyes.” And then - leaning toward me with a twinkle in her own eyes; “Its heaven here Peter.” Gerry adds: “People we don’t know - other than we do our grocery shopping at the same time - would stop us and say that it was so nice to see Carol walking without pain.”

Jim and Brenda Sharkey moved from Montreal to Retirement Miramichi 4 ½ years ago. Jim served in the Cote St-Luc Fire Department for 35 ½ years, retiring as the Department Director. They enjoy the companionship of their large yellow Labrador retriever, Duke. Jim is a Deacon at their church, and the couple are also active volunteers at the Hermitage, the Retirement Miramichi social centre.
Miramichi Living Room

A little over a year ago, Jim and Brenda found out first-hand how good the Miramichi Regional Hospital is, when Jim was diagnosed with cancer. “Dr Lubin, who did the surgery and saved my life, is from Montreal. He and his wife really love living in Miramichi, and I’m sure glad he was here when I needed him!”

“We have everything we need here, especially the kindness of the people. We had planned on building a deck; and then I became ill. The folks from our church got together and built it for us – you don’t get that in a big city. People are just too busy – but not here.”

Retirement Miramichi is located inside the city of Miramichi, on the North Shore of New Brunswick and just a 30 minute drive to the ocean. Home rentals for the 17 different model types range from: $492 - $681 per month. For more information, please call: 1-888-844-2001 or visit the web site: www.retirenb.ca .

Masterpiece Symphonia – sophistication and elegance

A salute to new friendships, a new lifestyle - and peace of mind.

By Peter Kerr

Symphonia
Masterpiece Symphonia located at the southern tip of Nun’s Island
is truly in a class by itself for retirement living

Tim Garforth-Bles, Nicolas Bouquet and the rest of the Masterpiece Retirement team have recently opened a second building in the Montreal area, almost a twin to the company’s hugely successful Masterpiece West Island in Pointe-Claire. Masterpiece Symphonia is located at the southern end of toney Nun’s Island.

Symphonia is situated in a high-end residential area of town homes, luxury condominiums and single family homes. Residents have a choice of river views, city views … or both if you take an apartment with a configuration that affords panoramic views of the St. Lawrence and the distinctive Montreal skyline. The location is ideal for people who enjoy an active lifestyle, whether it be cycling, walking, golf, tennis; or enjoying the diverse cultural activities of downtown Montreal.

But let’s back up a little and go back to the main entrance… Symphonia is an imposing building made even more so because it’s hilltop location. An elegant drive circles up to the main entrance to create what company Founder Tim Garforth-Bles describes as “a sense of arrival” with typical British aplomb. He’s absolutely correct – you have one chance to make a first impression, and the impression your friends and family will have upon their arrival to visit will be positive, and perhaps even a little envious.

The spacious main entrance is dominated by a large gas fireplace and floor-to-ceiling polished marble. The Symphonia design is 40 feet longer than West Island, opening more space for the Bistro L’Agusta, the elegant Le Papillon Royal dining room or the Prince William Pub. Wherever you choose to enjoy your three daily meals; it’s all covered in the “all inclusive” monthly rent. Each floor has cozy café lounges where you’ll be able to enjoy a continental breakfast. Family events can easily be accommodated in the Family Dining and Entertainment Room, which is equipped with a full kitchen, huge dining room table and lounge area.

Masterpiece has a well-deserved fine reputation for the quality of food prepared and served to their residents. From succulent roast beef to freshly made cookies for the grandchildren – the attention to detail and quality ingredients is evident.

In fact, there’s a ‘buzz’ in the Montreal restaurant community about the kitchens and food at Masterpiece. On several occasions, chefs from downtown restaurants have visited with Executive Chef Michele Forgione to learn more about his superbly equipped kitchens and taste for themselves if the positive reviews they’ve heard are true. Executive Chef John Currie (formerly of Club St-James) is looking forward to continuing the tradition of excellence at Symphonia. I can personally vouch for the food quality, having sampled the cuisine at two Masterpiece residences in Alberta, as well as several pleasant meals at Masterpiece West Island.  Whether open for 4 years or 4 months – the company’s emphasis on culinary excellence is consistent.

Symphonia has a huge sports bar and games room complex, with a walk-out to a terrace overlooking the Trinité Golf Club. Residents will have special access to the 9 hole course designed by Montreal’s award-winning Huxham Golf Design; the same company that has designed Le Maitre and La Bête in the Tremblant area. Darrell Huxham noted in a recent interview, “We designed Le Trinité as an international course, with each hole displaying characteristics of courses from Ireland, Scotland, the US and so on... It’s going to be a lot of fun for the folks living at Symphonia.”

The indoor swimming pool situated in a two story atrium is the focal point of a wellness spa that will feature daily exercise programs, massage therapies, and of course – lounging by the pool. Tennis aficionados will enjoy playing on the clay courts that are part of the exterior grounds.

The apartments are available in one and two bedrooms, with a variety of sizes and room configurations. Electric fireplaces with elegant mantles and flat screen televisions are standard features. All apartments have balconies (main floor accommodations have walk-out terraces), and there are lovely model suites available for viewing.

During a conversation with General Manager Stéphane Chartrand and Assistant GM Dominique Rochefort, we discuss the development of the Symphonia clientele. “Many of the people visiting are much younger than usually expected with a retirement residence,” noted Dominique. “We have people in their late 50s and early 60s coming in to visit – and they’re signing up!”

Stéphane continues; “Quite a few are empty nesters; and often they have a country property. So they’re looking for a simpler lifestyle. Symphonia is one of the first buildings they’ve seen where they can find the kind of elegance to which they are accustomed in their homes in Westmount, Outremont, Ville Mont Royal, Montreal West and other upscale neighbourhoods. Of course – we’re getting a lot of interest from people already living on Nun’s Island!”

I’ve visited all but one of the Masterpiece Residences in Alberta and Montreal; including an overnight stay in a guest suite. I’ve spent time alone with staff members and residents; and I can report with confidence that the staff pride and corresponding resident satisfaction is very real. It’s a simple enough formula: a happy staff leads to happy customers/residents.

However, it takes effort and investment on behalf of the company to make a slogan a reality. I’m reminded of a remark that Tim Garforth-Bles made the first time we met; “I wish my own parents had taken the time to really enjoy their retirement years instead of trying to maintain a large home. It took so much out of them.”

Tim’s personal determination has created a company credo: We are here for you. Our team radiates warmth, friendliness, happiness, and kindness… Hospitality is at the heart and soul of who we are… conveyed through the thoughtful and gracious things we do to make each day special for you.

Last May I wrote that Masterpiece had truly set a new standard for retirement living, and that the company had hit a home run with Masterpiece West Island. They’ve bested themselves with Symphonia – this time it’s a bases-loaded Grand Slam!

So… if you see living next door to a golf course; 10 minutes from Place des Arts, Ogilvy’s or The Museum; in a neighbourhood crisscrossed with walkways and hiking paths as attractive – may I suggest that you visit Stéphane Chartrand, Dominique Rochefort, Executive Chef John Currie and the rest of the Masterpiece Symphonia staff for a tour. In their own words; “Masterpiece at Symphonia is not retirement living, it is living your retirement.”

Symphonia is located at 325 Chemin de la Pointe-Sud, Îles des Soeurs. Telephone: 514-767-6792  www.MasterpieceRetirement.com

Masterpiece West Island – where the livin’ is easy

A salute to new friendships, a new lifestyle - and peace of mind.

By Peter Kerr

I recently visited two Masterpiece Retirement residences in Alberta, and saw first-hand that the after several years in business; the original promises of high food quality, friendly and courteous staff, and an elegant living environment have remained consistent.

Montrealers have begun moving into the company’s first ‘community’ in Montreal at Masterpiece West Island in Pointe-Claire. We though it would be useful to have some first-hand accounts from some Montreal-area couples who have selected this magnificent new building to be their home.

Walking down the hallway to meet Anne and John Philips, I couldn’t help but notice the refined elegance of the décor. I could have been in a five star hotel in London, Palm Beach or New York. The large elevator reception area (with richly upholstered and practical built-in benches) opens on either side to wide and tastefully carpeted corridors. After the gracious main entrance, the positive impression continues throughout the building.

Anne and John have a healthy glow, and during our conversation I learn that they are avid golfers and members of Royal Montreal Golf Club. Their passion for the game was so great that they built a retirement home at the golf club. However, 25 years later, they wanted a change in lifestyle; one that didn’t require the maintenance of their Ile Bizard home.

Anne and John Philips enjoy the views and tranquility of their lovely penthouse suite

Anne jokes; “And I didn’t want to cook anymore!”

The Philips began the process of looking at residences. “We had heard good things about this place, and the fact that it is a brand new building also appealed to us,” noted Anne. “Just by walking into the lobby we could tell that it was first class.” John, who was himself an employer and company owner in his days in the advertising business, picks up the conversation; “It’s not just the top management who are so pleasant, it’s everyone in the building. They treat their people well - and it shows in how agreeable the staff is with the residents”

One of the attractions for the Philips was the location of Masterpiece West Island, at the junction of St-Jean and the Trans Canada. “We’re on the highway in minutes, and Fairview is practically across the street,” comments Anne. “They must have built it well, because we don’t hear any outside noise at all.”

The Philips have been active all their lives – Anne was a Quebec Champion curler, and while at McGill she was the Captain of the Women’s Hockey Team. Anne continues; “There’s lots to do here, and we don’t feel like we’re in an institution. We can eat when we want – we’re not regimented to pre-determined meal times.”

Irene and Hector “Punch” Racicot moved from Hudson to Masterpiece, and are delighted with the choice that was actually made by their daughters. “This is a whole other concept of living – different from anything we’ve seen,” states Irene. Punch agrees, adding; "This is really like a 5 star hotel. We had tried a condo, a smaller house, and another residence – but we’re very, very happy here.”
Masterpiece West Island
Hector “Punch” and Irene Racicot; “We’re really living again”

The Racicot’s apartment is beautifully decorated, and they give full credit to their daughters. Their living room is anchored by the working electric fireplace that is equipped in every suite, plus the flat screen television.

Punch continues; “It’s not lonesome here – we have a bowling alley, pool tables, and card tables downstairs. We have stores across the street – we’re part of the neighbourhood – not off in a corner somewhere. These young people that work here make us feel good. You can age gracefully here.”

Smiling across the room at her husband of 64 years, Irene comments; “We’re living again – we’re really living again…”

“We just had a Grey Cup party that Masterpiece hosted. They asked us what food we thought would be good; and you should have seen the shrimp, ribs, chicken wings, and burgers, they set out for us. We could have fed the two football teams as well!” I’ve moved to the spacious suite that is now home to Pat and Al Berry, who have moved back to Montreal from their retirement home in Sutton, Ontario – located near Lake Simcoe and close to 7 golf courses.

Al had been successful in the business forms business, and he and Pat (who worked as a nurse in a West Island clinic) moved to Toronto to follow his biggest account, Petro-Canada.
Masterpiece West Island
Pat and Al Berry are happy to be back in Montreal and close to family members

“We had enjoyed our retirement house in Sutton” noted Pat, “but we knew it was time for us to think about moving back to Montreal to be close to our family, and we didn’t want the trouble of a house. We looked at a residence in Newmarket, but we decided that we really wanted to be close to our family.”

The couple enlisted the help of Pat’s brother to scout the available residences. “He called us and said; “I’ll send you the information on all the places, but there’s only one place you’re going to go to – Masterpiece.” Al continues; “We came here and he was right. This place is 5 star – in all ways!”

Commenting on the staff, Al says; “I think they all went to charm school. It’s easy to see that the owners treat their staff like professionals and with respect. It creates a healthy environment for everybody. It’s like being on a cruise ship!” (Author’s Note: Each year Masterpiece offers its residents a free cruise on board Holland America cruise line.)

Al has been active in community involvement since his days as a Kinsman in Montreal during the mid-50s. He and Pat were involved in fundraising for children’s causes; building the Valois community swimming pool when their kids were young, and now - sure enough - Al had organized a Football Pool for the Grey Cup party.

As we near the end of our conversation, Al comments: “It’s not routine here – they’re always coming up with ideas for new activities – new things to do.”

As in any new community, new neighbours can mean new friendships (and new listeners for those stories your spouse has already heard a hundred times…). It appears that Masterpiece West Island is attracting people who have much in common; drawing on similar experiences from their professional lives, leisure activities and civic involvement. Al Berry commented “We often dine with John and Anne Philips, and someone asked me if we had been lifelong friends, because we seem to get along so well. Actually – we just met when we moved in here!”

General Manager Louis-Phillip Leblanc-Boucher, Assistant GM Stefanie Wagner and their staff are ready to welcome Montrealers to their brand new Masterpiece West Island. They are justifiably proud of this state-of-the-art retirement residence and most importantly - their colleagues. If either Activities Director Christine Lapointe or Hospitality Manager Nathalie Grenier is available; they’d also be happy to join you for a coffee. Who knows, President Tim Garforth-Bles or Nicolas Bouquet, VP National Operations may join you.

Masterpiece West Island is located at 1000 Holiday Avenue in Pointe-Claire. For more information, please call: 514-695-6695 or visit the web site: www.MasterpieceRetirement.com

Masterpiece West Island sets a new standard
for retirement living

By Peter Kerr

For several months I thought someone was building a new hotel near the corner the Trans Canada and boul. St-Jean in Pointe Claire. I was partly correct – it is just like a hotel, complete with huge indoor swimming pool and spa area, a choice of dining rooms, and each of the 300 elegant suites is equipped with a working fireplace and a flat screen TV. However, Masterpiece is in fact a residence for people who want to leave the daily chores of home ownership to someone else, and be free to travel without worrying about who’s mowing the lawn or shovelling the snow.

Masterpiece West Island Pointe-Claire
Masterpiece West Island offers an all-inclusive lifestyle –
including an annual Holland America cruise

The President and founder of the company, Tim Garforth-Bles, has a vast experience in the real estate business and in particular, the retirement residence sector. He has developed an operating model based on the best practices of the many companies he has been involved with in his career of buying and selling residences for some of the largest companies in the residence business. Between 1994 and 2000, Tim bought and sold 3,000 units in Quebec for his clients. Spending so much time in Quebec, Tim developed a great affection for Montreal.

The core belief is that the business is about the good relationship between the staff and residents. The management of Masterpiece invest a tremendous amount of energy in hiring the ‘right’ people. People who have a positive disposition, understand the value of good service and everyday kindness.

I visited the building located at 1000 Holiday Avenue in early May – and simply stated – Tim and his staff of designers, engineers, and builders have set a new standard for independent retirement living. The 300 suite building resembles a luxury hotel, with all the comforts of home. Suites are one or two bedrooms, with the recognition that people coming from larger home still want to have a feeling of space. The building is concrete construction, and has all the services and amenities you’d expect to find in a fine hotel. (Of note: Masterpiece owns their construction company – there is no compromise on quality.) The building is situated to capture the afternoon sun; and the long driveway creates a pleasant ‘sense of arrival’. Corridors and apartments are carpeted to avoid slipping. All the little details have been planned and built into the structure, and most importantly, the management and staff practices.

The mission is to provide residents with the same kind of luxury and value you’d expect in a first-class resort. Warm and comfortable accommodations, superb dining, a full range of activities that includes movies, a large swimming pool and spa, interior parking, and oh yes – an annual cruise with Holland America. One price – one bill, an outstanding value for your money.

Masterpiece West Island offers independent, resort-style living. In the words of Tim Garforth-Bles; “Make these the best years of your life. I wish my own parents had taken the time to free themselves form the daily routine of looking after a home – and to really enjoy their lives when they finally had the time. Masterpiece is here for you - so that you can enjoy an elegant lifestyle surrounded by a caring staff, your family and friends.”

I suggest that you visit Masterpiece West Island, located at 1000 Holiday Avenue in Pointe Claire. Model suites are open for viewing – you’ll be very pleased with your visit.

Sunrise Senior Living introduces their successful
Senior Care Option in Montreal

Model suites open at resident-centered and ‘pet friendly’
West Island senior residence

By Peter Kerr

The first time I walked into the Sunrise office in Dollard-des-Ormeaux, I had a sense of comfort that you get when entering a friend’s well-maintained home. Family photos, magazines on the coffee table, and furniture that you can actually sit in all created a welcoming atmosphere. I could have just as easily walked into someone’s home on the West Island or West End. My next thought was that these folks must understand their market.

Sunrise Senior Living

The company has enjoyed tremendous success in Ontario and British Columbia, as well as the United States, Germany, and the UK. Four new Sunrise communities will be built in greater Montreal over the next 18 months, including residences at Dollard-des-Ormeaux, Blainville, Beaconsfield, and Westmount. Blainville and Dollard-des-Ormeaux will be the first to open in the spring of 2008.

Sunrise communities offer an alternative to nursing homes and traditional residences for seniors who are unable to live in their own homes, but do not require complex medical supervision. They offer a wide variety of individualized care and services tailored to each resident’s specific needs, giving their families the peace of mind.

Prior to move-in, a meeting is held with the family to understand the senior’s care and service needs. An individualized service plan is created that addresses important daily personal activities such as hygiene, dressing, socializing, activities, assistance with eating, medication management, mobility and transferring, incontinence management, and safety.

Each resident enjoys three well balanced meals a day, served in a comfortable dining room. Snacks and beverages are available 24 hours a day, as they would be at home. Sunrise also provides housekeeping and laundry service; transportation for shopping and special outings; wellness visits by a licensed on-staff nurse, including monitoring of medications. All services are provided by well-trained, compassionate team members who are dedicated to serving seniors.

A home-like environment that encourages independence
Each Sunrise community will have about 80 suites and is designed to offer the same comforts and conveniences of home. With their modern, distinctive décor, Sunrise communities feature outstanding amenities and spacious common areas, such as an elegant dining room for residents, private dining room for personal entertaining, a bistro-type lounge open round the clock for snacks and socializing, an on-site salon, outdoor patios, and a solarium to enjoy the warmth of the sun on a cold day.

Accommodations include studio and one or two bedroom apartments. Residents are encouraged to furnish their suites with their own furniture and items to make their new home familiar and comfortable. Also, residents have the opportunity to bring their own pet with them.

Unique memory care programs for seniors with Alzheimer’s
Each Sunrise community has a separate, secure area, called the Reminiscence Neighbourhood, specially designed to meet the specific needs of seniors with Alzheimer’s disease or other cognitive impairments. The Reminiscence Neighbourhood is based on the principle of remembering the past through multi-sensory experiences that help residents enjoy pleasant days in an environment that is both secure and stimulating. Through Life Skill Centres and Reminiscence Kits, residents are involved in familiar daily routines such as gardening, sewing, office work, or household chores. Residents also have their own personal Memory Boxes that they and their families decorate and display outside their suites. The visual clues replace the need to remember a room number.

Sunrise communities worldwide offer a full range of personalized senior living services, from independent living, assisted living, care for individuals with Alzheimer’s and other forms of memory loss, to nursing and rehabilitative care. Even though it has grown to be a successful corporation, Sunrise remains a family business stared by Paul and Terry Klaassen who started with a simple vision—to create senior living that champions quality of life for all seniors. It’s a vision that you’ll see is shared by their employees.

The model suites will be open for inspection at the DDO location, 4377 boul. St-Jean, north of de Salaberry. Open every day, please call for specific hours: 514- 620-4556.  For further information about Sunrise in Québec, please visit www.maisonsdeviesunrise.ca

Terry Pomerantz – driving the condo market
at TRAMS Management

By Peter Kerr

Terry Pomerantz, CEO of TRAMS Management, is one of the major players in the condominium development business in Montreal. His father, Saul Pomerantz, started the company in 1981, and specialized in building multi-family rental buildings. Having established a profitable enterprise in the Montreal area, the family business expanded south of the border.

Working with other real estate partners and financial institutions, the company entered a successful five year period building and selling beachfront condominiums. In all, over 6,000 units were sold in greater Miami. Active in the family business all along, Terry Pomerantz has literally learned the development business from the ground up. Like many successful executives, he has the ability to see business issues with clarity; and can explain what most people would consider complex issues in simple terms.

“About 8 years ago we started building our own projects. Some were commercial, some rental properties and of course the condominium projects we’ve brought on stream. We’ve had experience in Dallas, Toronto, Quebec City, Montreal and Florida. In Montreal we’re keeping our focus on condominium and apartment rental buildings.”

Continuing to explain the TRAMS Management business in Montreal, Terry states: “Since then, we’ve built about 500 – 600 condominiums throughout the city; and 1,000 rental units, in the West Island and Anjou.”

Terry Pomerantz - TRAMS

“About 8 years ago we started building our own projects. Some were commercial, some rental properties and of course the condominium projects we’ve brought on stream. We’ve had experience in Dallas, Toronto, Quebec City, Montreal and Florida. In Montreal we’re keeping our focus on condominium and apartment rental buildings.”

Continuing to explain the TRAMS Management business in Montreal, Terry states: “Since then, we’ve built about 500 – 600 condominiums throughout the city; and 1,000 rental units, in the West Island and Anjou.”

Commenting on the differences between a rental building and a condominium; Terry’s answer is instructive. “The building structures are fundamentally the same. We have strict building codes to follow, and these laws ensure a high standard of residential construction. ‘Cheap building’ does not exist in this country. The main difference is in the area of the living space and the finishing. Rents have to be calculated as to what people can reasonably pay, and so the size is usually about 150 square feet less than a similar condominium. There is also a difference in the finishing, for example: arborite kitchen counters in a rental and granite in a condominium. Perhaps parquet floors in a rental and hardwood in a condo. The sound resistance in a condominium is also generally at a higher level.”

While he tries not to have favourites, Terry concedes that Le Luxor is a fine building. “Sometimes, when the building is up, you think to yourself, ‘this is even better than I visualized. This is what I felt about Le Luxor when we were nearing completion.”

Development opportunities sometimes come as a renovation project, and such was the case with L’Héritage du Vieux Port, the former refrigerated building for fruits and vegetables in the Old Port. It’s a massive structure, and the trains carrying the produce used to come right into the lower level. After sitting vacant for nine years, Terry and his team took on the restoration and construction of deluxe condominiums in a Heritage building.. “It’s been a tremendous accomplishment for the whole company. We had five levels of government and authorities to work with – and deal with the sometimes competitive situations between different jurisdictions. However, the result is a fine and truly unique building that is proving very popular. You’ve undoubtedly heard about the importance of location in real estate. I can’t think of a more dramatic example than L”Héritage – riverfront and city views, the Old Port, the charm and variety of Old Montreal nearby, and the history of the structure itself all combine to make this an excellent investment – and a great place to live too!”

Asked about new projects, Terry is forthcoming. “We’ve had very good results with Les Jardins Palerme in the South Shore in Brossard, and we’re going to build a twin building next door as a retirement residence for autonomous seniors. It’s a great location, an easy walk to Champlain Mall, Loblaws, and the South Shore bus service to Montreal. It will have grasp bars in the bathrooms, emergency call bells – but it is designed for fully autonomous folks. It’ll be a nice size with 55 apartments.”

Terry continues; “We have a big condominium and rental unit development planned for Pointe aux Prairies.” People interested in this project can call the TRAMS Management office at: 514-341-8600.

During the course of our interview, Terry makes references to the ability and experience of the employees, from construction, to sales and administration. “We have a really good group of people. It’s because of them that we’re able to meet the challenge of a project like L’Héritage and finish a building as well as we’ve done with Le Luxor.”

Le Ste-Helene in St. Lambert
is an ideal “downsizing” options

By Peter Kerr

Ste. Helene - St. Lambert

Belcourt, the development company specializing in residential construction for 50 years has hit a home run with Le Ste-Helene, a condominium development near Upper Edison in Old St. Lambert. There are actually a series of 10 buildings, although they appear as a single classical style building from the street. Each of the buildings has a separate entrance, eliminating long hallways and enhancing the sense of privacy. The buildings are situated around a central park-like court yard, and all the homes run the full depth of the structure, providing space for balconies front and back. The six three-storey buildings have elevators, and the four two storey structures do not. There are 60 homes in the development.

Two and three bedroom models are available in sizes from 1100 to 1700 sq. ft; some with basements or second story mezzanines. (The finished model suite with the mezzanine is beautiful, and Robert Baillargeon in sales, acknowledged that this model almost sells itself.) Additionally there are a few models that permit up to four bedrooms! And you were worried about space when downsizing. The majority of purchasers are retired professionals, and there is a healthy sense of ‘community’ taking shape.

Le Ste-Helene is within a few minutes drive or a 10 minute walk of St. Lambert’s famous “Village” that has a wide variety of businesses, dominated by Taylor’s the independent clothing store for men and women. This section of Victoria Avenue has been cited as an example of all the good things to do when revitalizing a community’s main street. In addition to being a people-friendly street with a good selection of affordable restaurants, the proximity to The Village will enhance the resale value for owners at Ste-Helene.

I visited two of the models, and was impressed with the open space and the quality of construction.
Ste. Helene - St. Lambert

The exterior is an elegant mixture of brick with stone relief work around the windows, doorways, and building corners. The interiors are nicely finished, with an upgrade package available.

Choice is an important aspect of Le Ste-Helene; from the wide variety of floor plans to the selections purchasers can make for hardwood flooring; kitchen cabinets, countertops and flooring; bedroom carpets; and bathroom ceramic tiles. In Phase I, Central air conditioning is standard and gas fireplaces are included except in the Garden Units. The upgrade package offers granite kitchen counters; upgraded Shaker cabinets and water faucets; bathroom floor-to-ceiling ceramic tiles; and upgraded carpet in the bedrooms. This is a good initial investment for those considering the resale potential of their purchase.

Other standard features include kitchen range hoods vented to the exterior, double stainless steel sinks, built in pantry, white “Zen” bathtubs, a separate glass-enclosed shower (some in the master ensuite as per plan), a selection of bathroom cabinet colours, and electric baseboard heating with individual room controls.

Belcourt has developed a sound insulation system that works. A 1” concrete base is applied and there is a double wall construction between units with airspace in between. Many Belcourt purchasers will purchase another Belcourt home, attesting to the quality of construction, the satisfaction level of their previous Belcourt ownership, and their satisfaction with the company.

Prices start at $161,990 for two bedrooms; and $265,990 for three bedrooms and include taxes, a parking place, and the 5 year guarantee by the Association de la construction du Québec Garantie Qualité Habitation.
The sales office is located at 38 Ste-Helene Apt #1 (just off Upper Edison) and is open Monday – Thursday: 1 – 7 pm; Saturday and Sunday from 12 – 5 pm. Telephone 450-465-2124 The Belcourt website is: www.belcourtcondos.com

Square Benny popular with empty nesters

New condominium development in NDG attracting boomers
who want to stay in the neighbourhood

By Peter Kerr

Successful real estate investment is still about location, location and…location.

Square Benny is part of the redevelopment program of Benny Farm, and it has a superb location on the quiet tree-lined Benny Avenue and just yards away from Monkland, one of Montreal’s trendiest streets.  Square Benny
Artist's rendition of Square Benny

The energy-efficient three and four story buildings are built of concrete, with an 8” slab between floors. The developer is using leading edge and energy efficient technology in the loft-style apartments, including geothermal energy to drive the heating and cooling systems, with each home have individual control of their forced air heating. There are additional baseboard heating units on the outside walls and in the bathrooms.

The buildings are situated in the park-like setting of Benny Farm, and the existing mature trees will be protected during construction. The main floor homes have individual exterior entries, and the floors above have balconies. Purchasers have a choice of studio, one, two and three bedroom plans, and many of the second bedrooms are designed so that they could also be used as a home office or den. Each unit has a basement parking space included in the price, and a second space is available for an additional charge, although the builder notes that there is limited availability.

An important factor at Square Benny is that you could sell your existing home, purchase at Square Benny – and have quite a lot of money left over to invest. One of the sales representatives noted that this is indeed the case, and that many of the first purchasers are folks who could qualify as readers of The Montrealer. Square Benny 3 rooms
Three bedroom model has plenty of space.

Prices start at $138,000 for a studio (including taxes); between $200,000 and $238,000 for two bedrooms; and up to $300,000 for a three bedroom plan.

Carpet is provided throughout, with the exception of the kitchen and bathroom, which have a choice of linoleum. Purchasers have the option of upgrading to hardwood floors, adding a room and building more cupboard space.

Whether you’re looking for affordable housing or a pied-à-terre, why not visit their sales office at 4100 Benny Avenue, just south of Monkland. (Benny is one way up from Sherbrooke. The web site is: www.urbanliving.ca, which will also give you an idea of the other projects undertaken by the developer, Les Développements McGill. I think it is worthwhile remembering that Canada Lands continues to be the owner of the adjacent apartment buildings, and that they will be particular about who they selected to develop Square Benny.

The Sales Office telephone numbers are: 514-947-5597 for Debbie and 514-995-2245 for Johanna.

West Island empty nesters purchasing town homes
and condos

Convenient location and elegant designs capture the imagination
and confidence of purchasers

By Peter Kerr

Founded in 1993 by Peter Cosentini and Guy Laporte, Quorum Construction has developed both residential and industrial projects. Residential sites have included single family homes on Ile Perrot, town homes in Ste-Anne-de-Bellevue, condos in Verdun, and the most recent developments in the West Island. The partners have been working in residential home building since the 80s, and they have 40 years combined experience.

The architects and management of Quorum Construction on the West Island have successfully identified what motivates their purchasers, many of whom are in their 50s, 60s, and early 70s.

Circle Square is a new complex that includes two comdominium buildings and elegant town homes. This is the third project that the company has developed in the past four years.

The company has earned a very good reputation with their most recent developments, and now that the first phase of Circle Square is completed and occupied, purchasers can see for themselves why the company enjoys a Platinum rating with the APCHQ. This is the highest possible Platinum Accreditation with the APCHQ, the building and regulatory agency designed to protect consumers with the largest transaction that most of us will ever make.

Customer service is important, and the company prides itself on providing their clients with exceptional sales service throughout the buying process, and continuing after clients have taken possession of their new home. “We take customer satisfaction seriously in our developments. “Frankly - it’s a good business practice. “After all, we’re dealing with people’s homes and their expectations for a new lifestyle. “We want them to be comfortable with their decision - and to tell their friends.”

You may also want to have a look at other projects that Quorum has developed.

Domaine des Berges, located on Sources Blvd. North, (near Riverdale High School) is essentially the same buildings that will be constructed at the corner of Hymus and Alston in Pointe-Claire. Another is Le Triolet, located on the west side of Sources, north of de Salaberry, just past the car dealerships. Both developments will give you an idea of the superior quality that  has enabled Quorum to earn a solid reputation with West Island homeowners.

There are several apartment models, including 1 and 2 bedrooms, 2 bedrooms plus a den, and 3 bedroom configurations. They range in size from approximately 700 sq.ft. to 1430 sq.ft. The town homes are an average of 1664 sq. ft. and all have 3 bedrooms.

Several models have a family room adjoining the kitchen, with a fireplace option. Some have thirds storey mezzanines which open to a private deck. There is also the option of a finished basement with either a laundry room or full bathroom, providing a separate space for a young adult who hasn’t yet left the “nest”.  All models have main floor powder rooms, and some have master bedroom ensuite bathrooms with showers. There is also a bathroom option for the third floor mezzanine. Heating is a central forced air system with a gas furnace. Gas fireplaces are optional in the town homes. The designs have a high level of functionality and elegance.

Town homes have elegant brick exteriors and stone accents around the windows and doorways. Each town house has 2 indoor parking spots.

Condo apartments and townhomes are ready for immediate occupancy, with new inventory currently under construction.

The buildings are of concrete construction, ensuring soundproofing between floors. Dividing walls between housing units are highly soundproof and fireproof. In fact, one couple of prospective purchasers conduced their own “scream test” when I happened to be visiting the building site recently. Growing a little impatient, the wife went into to next unit to ask her husband when he was going to start. Her flushed partner explained that he had been yelling at the top of his lungs for several minutes, and was wondering why she had not yelled a reply. Their “noise” experiment was a success.

A designer is available to help in selecting kitchen and bathroom finishings, enabling purchasers to personalize their living space. A wide selection of ceramic tiles is available for bathroom and kitchen floors.

There are a mixture of town homes and condominium apartments. In all, there are 106 condominium apartments, within 2 buildings, and 73 town homes.

Prices start at $221,900 for condo apartments, including taxes and interior parking. The town homes start at $284,900, and this includes 2 indoor parking spots, and again the GST and QST are included.

The Sales Office is open Monday to Wednesday 1 - 6 pm; Thursday and from 1 - 5pm, and Saturday and Sunday from noon until 5 pm. For more information, please call (514) 428-9009, or visit the website at: www.constructionquorum.com

The Rothsteins enjoy condo living at Le Luxor in Hampstead

Le Luxor meets the expectations of Irving and Bonnie Rothstein
for comfort and security

By Peter Kerr

After raising three children in a 5 bedroom home in Hampstead, Irving and Bonnie Rothstein found themselves with a lot more house than the two of them needed. The “kids” now had families of their own. Irving still travels frequently for his successful business, and the couple also travel frequently for pleasure. They enjoy spending time at their country home and Irving is an avid golfer and member of Hillsdale Golf Club.

I met with Irving Rothstein to discuss their lifestyle change after their move last October into Le Luxor in Hampstead. “We got to the point where the house was taking too much time and energy. The timing was right for us to move into a condo.” Irving continued; “Real estate is all about location, and Le Luxor suits our needs. We didn’t consider downtown because of our lifestyle and our needs. We like to be close to our kids and grandchildren. Two of our kids and their families live in Dollard, and one is in Saint-Laurent. Here, we’re 15 minutes to the West Island, and practically next door to Saint-Laurent. We’re only 10 minutes to downtown, and of course we’re close to all the major highways going to the airport, the Laurentians and so on.”

“We were looking for a higher end building. We had a nice family home, and we wanted something that we were going to really enjoy for the next phase in our lives; and that’s why we selected Le Luxor. The builder has done an outstanding job in all the common areas and the amenities provided in the building.” Irving continues; I like to swim, and I really enjoy the pool, which has adjacent steam rooms. Of course it’s even more fun when the grandchildren come over. They love it!”

“I also use the fitness centre regularly, and it’s very well equipped. The gym is very popular with the other owners - it’s used a lot.”

Irving and Bonnie Rothstein
in their lovely condo at Le Luxor.
“We’re very pleased with the amenities
and security that we have here.”

“Security is very important to us, and we’re very pleased with Le Luxor in this aspect.” Irving relates a first-hand experience with the building security. “One day I had come home from work, and was on the way up to our floor directly from the garage. The elevator stopped at the lobby, even though I hadn’t pressed that floor. The doorman greeted me with a package that had been delivered earlier that day. He had followed my progress into the building from the ramp, the garage, and into the elevator on the security cameras and monitors on his desk. All the common areas in the building can be monitored from the main security desk.”

Irving and Bonnie invited me to their condo to take a few photos. Irving had earlier described their views - and they really are terrific. On one side they can see over to the Blue Bonnets and even down to a Montreal landmark - the Orange Julip! Another westward view takes you all the way over to the buildings on Cavendish. In the summer months, it’s like looking over a forest.

The décor of the Rothstein’s new home is outstanding. There’s a family joke that Irving and Bonnie shared with me. Said Irving; “I gave Bonnie an unlimited budget…and she exceeded it!” Irving continues; “We wanted this place to be special - this is where we’ll be spending our foreseeable future together - so we wanted to make it nice.” A significant amount of credit for the lovely décor that is both cotemporary and warm goes to Bonnie’s friend and decorator Gloria Sacks.

Many of our readers are in a similar situation to the Rothsteins. They’re empty-nesters who want to enjoy a simpler lifestyle that will allow worry-free frequent travel, and at the same time enjoy a pleasant and secure living environment.

Le Luxor is a twelve storey luxury condominium that provides purchasers a wide range of features; including an indoor pool and terrace that is situated to capture the afternoon sun.

There are a variety of interesting 2 and 3 bedroom models, and 5 penthouse apartments (all sold).  The top three floors all have 11 and 12 foot ceilings. (The ground floor apartments also have 11’ceilings.) The available homes range from 1270 to approximately 1600 square feet - so the sense of space is quite real.

As in any home the kitchen is an important part of household activity and an informal meeting place. Kitchens at Le Luxor are quite special, with the popular granite countertops as standard features, and also have shaker wood cabinets and ceramic floor tiles. Stainless steel double sinks are equipped with high quality Moen faucets (as are the bathrooms). The kitchens in the larger models have dinettes nestled into a bright bay window area. An ideal spot for a second cup of coffee or a glass of wine while preparing dinner.

Hardwood floors are laid in the main living areas and the bedrooms. The building is equipped with fire and smoke detectors. Electrical heating allows for individual room heat control, and all apartments are air-conditioned.

The master suites offer an elegant and spacious refuge. All have walk-in closets that open to large bathrooms equipped with double sinks set into granite countertops, a stand alone glass-walled shower, and extra large bathtub. We heard lots of “oohs and ahhs” from the other folks visiting the model suite when they entered the master suites.

One of the main features of thus building is the pool and exercise rooms, both favourites of Irving Rothstein. The pool atrium is spacious with floor-to-ceiling windows; and features salt water, reducing to a minimum the amount of chemicals required for treating the water. At the same time, you will enjoy the therapeutic quality of salt water - your own little ocean! The fitness area is also equipped with a sauna, a steam room, Jacuzzi. The gym has all the latest exercise machines, including free weights. As part of your simpler lifestyle; to get there, all you have to do is take the elevator.

For those of you who enjoy hosting family gatherings, there is plenty of space in the elegant reception room. Even though you’ve downsized - you can still host important gatherings where you need enough space for the whole family. There’s a full kitchen, (plenty of room for the caterer!) and it even has a dance floor!

Prices start at $325,000 for a two bedroom apartment, include one indoor parking space and taxes. Three bedroom homes start at $436,000.

Le Luxor is located 6803 Abraham de Sola in Hampstead. The neighbourhood is already built up with upscale homes. For information, please call: 514-905-5555, or visit the website at: www.leluxor.com

Hameau Lac Oureau is a cost-efficient option
for empty nesters who want a home in the country

By Peter Kerr

Two of Motreal’s most successful developers have joined forces to develop a unique Hotel - Residence in the Laurentians. Pierre Parent, President of Resort One and developer of the highly successful St. Sulpice Hotel in Old Montreal, and Le Crystal de la Montagne, currently being erected at the corner of Boulevard Rene-Levesque and Rue de la Montagne, which sold out in 6 months! Herve Gueymard is the man behind 1 McGill, Lofts Redpath, and Le Crescent. Introduced by a mutual friend about a year ago, the two have formed a joint venture to develop an intriguing real estate investment.

Lac Oureau is located near the town of St. Donat, and the project will have three main elements. Located on the shore of Lac Oureau, the owners and guests will have access to a 350 foot sandy beach. It is located at the base of La Reserve ski centre, the second highest mountain in the Laurentians, and about 30 minutes from the North side of Mt.Tremblant. Perhaps most unique is that the resort is situated on a massive 2,200 acre site, which includes 5 private lakes.
Artist's rendition of the Hameau Lac Ouareau. Notice the Beach Villas built into the slope down the lake.

During the introduction to the media, Pierre Parent noted that: “Conservation and sustainability are key in our planning. Only 15% of the area will be developed, the remaining 85% will be maintained in its natural state - just 3 kilometres from St. Donat.”

The resort will be of 4 star quality, and the focal point will be a main building with 87 hotel-residences, including 12 penthouses. Twenty-eight garden residences and 36 beach villas will be built into the terrain as it slopes down to the beach. The beach villas will have natural vegetation roofing - so that they will essentially be invisible from the main hotel building. All homes will be accessible by interior parking and will be connected by interior and exterior pedestrian walkways.

Many of our readers have heard of Club la Reserve, and many may have visited in the past. Herve Queymard began the process of his land assembly with the purchase of La Reserve. The club already offers a wide choice of winter and summer activities, including 35 kilometres of trails for hiking, cycling, skiing and snowshoeing. You’ll be pleased to know that ski-doos, ATVs and any other motorized vehicles are not permitted within the site. There are also sail boats, kayaks, canoes, catamarans, and paddle boats for summer activities.

The architects, Cardinal Hardy and Arcop have used designs and material that will - complement the surroundings. Large windows, open concept kitchens, window seats, bathtubs facing outdoors, fireplaces and large bedrooms are all part of the design elements.
Artist's rendition of the grounds in front of the residence-hotel.

As you would expect in a luxury resort, there is a fine restaurant in the main building, a spa, an indoor/outdoor swimming pool, a gym, and catering services available to the individual units if you don’t feel like cooking - or are having a party. There are no fences or boundaries between properties - it all set in one giant park-like setting.

The financing of your purchase is where this concept gets really interesting. Firstly, you can purchase as an individual or corporate entity. This may be really interesting for entrepreneurs. You can use your unit as much or as little as you please. When not using it, Resort One hotel management will rent and maintain your unit for you. For example, you may like to spend the winter months in a warmer climate. During that period, you can share rental income at four star hotel rates from the income pool. This can help finance a mortgage or provide investment income. The formula has already worked very successfully with Hotel Le St. Sulpice in Old Montreal. Similarly, Le Crystal sold out in 6 months largely due to the popularity of the revenue stream that can accrue to the owners.

I was impressed with the pricing. A one bedroom suite of 560 square feet starts at $194,000 in the main hotel building, and go up to 2 bedrooms. There are 12 penthouses in the main building. Garden residences range from 816 to 1203 sq. ft. and there are 28 residences in 14 buildings. Beach villas, cleverly built into the grade of the slope to the lake, are from 925 to 1720 sq. ft. and are available in 1, 2, and 3 bedroom configurations. . The larger beach villas can go up to $895,000. The key element here is that you have rental income available to help in the financing. Based on the real occupancy rates balanced out over high and low seasons at Mont Tremblant, the developers are projecting a 50% - 60% occupancy rate.

One of the attractions to a development of this nature is that you can go up and relax, or engage in a variety of activities, and not have to mow the lawn, rake the leaves, and look after the many chores involved with owning a second home. It’s all done for you as part of the hotel maintenance! Even if you unit is unoccupied at times when you have made it available for rental, you will still receive a share of the revenues. Your investment can be both self liquidating and maintenance free.

The company will be exhibiting at the Salon Chalets et Maisons de Campagne at the Olympic Stadium from February 15 - 18th, Booth/Kiosk #111. An information session will take place soon at Hotel St. Sulpice in Old Montreal by reservation only. Please call 514-282-9942 or toll free at: 1-866-731-9989 to reserve your place at the presentation. Have fun!

Le 1200 Ouest – luxurious living in downtown Montreal

This elegant and sophisticated building is becoming home
to both Montrealers and international executives
who enjoy living in the heart of the city

By Peter Kerr

It’s hard to believe that the site of one of Montreal’s largest condominium developments, and perhaps most luxurious, was once the site of one of our architectural embarrassments, namely that dilapidated building that divided de Maisonneuve and caused an uncomfortable jog in the street. Now, this block has become one of the finest examples of urban renewal in Montreal.

And it’s all about location. There’s something about being right downtown that is very appealing to many empty nesters.

If an urban lifestyle is in your future, then Le 1200 Ouest might just be your new home. Rue de la montagne (Mountain Street) is a block away, the museum a few blocks, lunch on Crescent is just two blocks, Holts is a block up, and the heartbeat of Montreal at peel and Ste-Catherine is less than the time it takes to find a parking space. All you have to do is walk out the front door.

The twin towers of Le 1200 Ouest have added to the skyline of downtown Montreal with their neo-classical design and European flare. This is a building that succeeds in making you feel that you could be in New York, London, or Paris. Indeed, many of the purchasers are international business executives who spend a significant amount of time in Montreal.

The lobby, hallways, and elevators have the refined elegance that you’d expect to find in a 5 star European hotel. However, this doesn’t mean that you need to be a millionaire to live here. While you can invest in excess of 1.5 million for two storey Penthouse home of 2500 square feet, the majority of units are much more moderately priced. One bed room apartments range in size from 845 – 1320 square feet, and are priced from $319,885 to $472,522. All homes come equipped with appliances, one parking space, and the applicable taxes.

There are three two-bedroom models, ranging in size form 1185 square feet to 1580 square feet. Three bedroom units are 2170 sq. ft. One of the two bedroom model suites I visited has a fantastic view looking east along de Maisonneuve, and I can’t imagine that you’d ever tire of watching the cars and traffic making its way westward and past your front door, many floors below.

The finishing is elegant, with hardwood floors throughout, except for ceramic tiles in the kitchens, bathrooms and powder rooms. The rooms are large and the huge windows increase the sense of space. Master bedrooms can easily accommodate a king sized, bed, with room left over for a sitting area. A good selection of the units have balconies.

There is a heated outdoor pool that I visited previously in the summer, and it was like being in an oasis in the middle of the city. I knew the city was there – but it was “out there”, and I was “in here”, and “out there” seemed so very far away. Le 1200 Ouest also has a fully equipped fitness centre.

The sales office is open Monday – Friday from 11 – 6 pm, Fridays from 11 – 5 pm, Saturday and Sunday from noon – 5 pm. The web site address is: www.le1200ouest.com

Model suite now available at Les Jardins Palerme

By Peter Kerr

Last spring, we wrote about a condominium development in Brossard that scored very highly in the real estate location meter, and offered excellent value. Construction of the two buildings at Les Jardins Palerme is well underway, and there is now a model suite open for inspection. The lobby area, with its floor-to-ceiling glass walls and elegant decor will soon be accessible, in addition to another three bedroom model suite.

The model suite now open is a two bedroom configuration, with the bedrooms separated by the living and dining room. It’s a smart design, especially if you’re going to use the second bedroom as a TV room or den.

This concrete building has 8 ½ foot ceilings, and the extra height really does add to the sense of space.

Sliding mirrored doors add to the open feel of the home. The kitchen is well-appointed, with recessed lighting over the breakfast counter, which will serve nicely as a bar a little later in the day.

The overall finishing is of the style you’d expect in a more expensive development. All of the interior doors are embossed; tiered floor mouldings are a nice touch, along with the hardwood floors in the living areas, and ceramic tiles in the kitchen and bathroom. The bathroom has a podium bath with separate shower.

Les Jardins Palerme is conveniently located about two hundred yards from the Chanplain Mall, on a street where the other houses are pleasant single family dwellings – you know what type of dwellings make up the neighbourhood. This again is a very important aspect of the ‘location’ component of any real estate investment, whether as your home, pied-a-terre in town or as your home base for people who enjoy travelling. It’s a short walk to the commuter bus terminus and the express service to downtown Montreal.

The twin buildings share a fully equipped gym with floor to ceiling glass walls; and a reception room occupies the corresponding space in the opposite structure. The red brick and yellow/grey stone work on the exterior of the buildings creates a look that is reminiscent of the elegant apartment buildings that you’d find in Westmount or Outrement. The buildings are connected by a convenient underground walkway.

Les Jardins Palerme is being developed by TRAMS Management, a division of S P Holdings and a family business that has a successful history in constructing multi-family buildings. The condominium apartments here are an excellent value, and would cost at least $100,000 more for a similarly sized and finished building on the island. The new model suite and sales office is located at: 1450 rue Palerme in Brossard. For more information, please call 450-923-8989, or visit the website at: www.tramsmgmt.com

Retirement options in the Knowlton area

By Peter Kerr

The greater municipality of Lac Brome, with Knowlton as the hub, is becoming more and more popular as a retirement destination. I met with some of the top agents in the area to get their input.

The most important criteria is the nature of the community. Knowlton and the surrounding towns are the hub of the English speaking community in The Townships. Most citizens are comfortable in both official languages, and everyone gets along. Bishop’s University has a satellite campus in Knowlton, where you can take both accredited courses and special interest non-credit instruction.

“We have a lot to offer for people looking for an active retirement lifestyle: noted Remax agent Shelley Mizener. “We’re a comfortable drive to the city, and very close to the American border. There are cultural activities, many centered at Arts Knowlton, which is the home of Theatre Lac Brome.” Shelley continues, “We have garden clubs, a curling club, several golf courses, and museums that depend on active volunteers. ”

Shelley Mizener, Francine Drapeau and Sandra Williams known affectionately as “Charlie’s Real Estate Angels”. “We don’t sell real estate…we make dreams come true” Shelley Mizener

This area has a rich Loyalist history. In the winter there is downhill and cross country skiing.

“For people with grandchildren (or who hope for grandchildren), there are lots of organized activities including the Pony Club and the Salamander Club, and of course the beach.”

“We’re at the beginning of a market that will somewhat favour the buyers,” Shelley continues. “Not long ago, buyers had to make their decision quickly – sometimes within hours of seeing a property. There are a reasonable number of properties on the market now in all price ranges.”

Down the street, Royal LePage agent Lois Hardacker continued my education on the benefits of retirement living in the Lac brome area. Driving around to do my research, I couldn’t help but notice that every other for sale sign seems to have Lois Hardacker on it. Using her laptop computer and an excellent real estate program, Lois was able to show me a wide variety of houses within a couple of suggested price ranges, such as $200,000 - $300,000; and then $300,000 to $400,000. This enables both the agent and the buyers to make a short list of properties that meet their criteria, before leaving the office.

Lois pointed out that there is a very big difference in property and school taxes.

It seems that Lois Hardacker’s name is on every other for sale sign in the area

We looked at some listings of very pleasant homes where the property taxes were approximately $2,000 - less than half what the taxes would be on a Montreal property. Plus, these properties are measured in terms of acreage, not variations on a 50’ x 100’ lot.

Nicholas Pynes is the acclaimed Artistic Director and General Manager of Arts Knowlton. “We do a lot more here that our Theatre Lac Brome summer theatre series; as important as that is to our operation. We certainly don’t shut down after the summer.” Nicholas continues; “We have a number of talented people who enjoy staging amateur productions, although much of the acting is professional quality. We have music concerts, and this year we’re going to be producing a film series. During elections, we have some pretty lively political debates as well!” Concluding, Nicolas observes; “We have a pretty sophisticated and astute population in the area, and they actively support and participate in the events at Arts Knowlton. It’s something that they just ‘do’.”

In addition to the resale market, there are some very attractive new condominium developments. Coldbrook is a development that is offering duplex style condos that are attractively finished as Victorian style clapboard homes. They are well constructed by Gaétan Gelinas and his son, and the interior features and finishing have just about everything you could want in a retirement home.

“For people who like to travel, this is ideal” explained Gaétan Gélinas during a visit one beautiful summer day.

“Many of our purchasers from Montreal are selling for $350,000 and up. They buy here, and use the balance to generate an investment income to help pay for their passion for travel.”

You’ll also find condominium town homes and single homes at the Inverness development, situated nearby and adjacent to the Inverness Golf Course at the top end of Lake Brome.

There are a steadily growing number of empty nesters who are opting for retirement in “the country”, but still like the idea of being within a comfortable drive to Montreal. Lower taxes and more value for your real estate budget are also solid motivators. We know several couple who have made the move and are enjoying themselves immensely. They have reduced Monday to Friday ski passes during the winter, play golf regularly during the summer, and enjoy traveling during the less favourable months of November, March and April. Sounds pretty good.

L’Esplanade du Canal

Cozy waterfront project is a hidden jewel in Old Lachine

By Peter Kerr

While most condominium developments in the West End and West Island are very good projects, periodically you see one that just seems to do have everything going in its favour.

Great location, competitive pricing, nice floor plans, and solid architectural design work are all working in conjunction to make ownership a good deal – both as a resident and as an investor. While you want to enjoy it as your home, your condominium is also an important real estate investment. L’Esplanade du Canal falls nicely into this “homerun” category.

Situated on St-Joseph in Old Lachine, the development has the important element of location, location, location. They aren’t making any more waterfront property, and L’Esplanade is nicely located across the street from the waterfront, and just steps away from cycling paths and the historic stone walled Lachine Canal, bordered by beautiful mature trees. Equipped with an elevator, the building is a modest three storeys, with the homes on the third floor having a second mezzanine storey opening to a roof-top terrace offering panoramic views of The St. Lawrence, Lac St-Louis and beyond. The extra mezzanine space is ideal for an extra-special master bedroom, a home theatre room or office.

The apartments are available in one, two and three bedroom configurations, and range in size from 720 to 1900 square feet; with prices starting at $160,000. Extra large windows, (some have lovely bay windows), and 9 foot ceilings will enhance the sense of open space. The apartments have hardwood floors throughout, and ceramic tiles in the kitchens and bathrooms. Large balconies are oriented towards the sun, and as our summers seem to be getting warmer, you’ll appreciate the air conditioning. Gas fireplaces are a luxury touch that you don’t find in many condominiums. Here’s something you’ll appreciate - interior parking spaces are included in the price.

L’Esplanade Du Canal is a few minutes from the 2 & 20, and about 10 – 15 minutes from downtown. Jacques Bigras, the affable Sales Manager tells me that they have had quite a lot of interest from people from in Western NDG and Montreal West, in addition to people from Lachine, Dorval and Pointe Claire. “In addition to our location across from the river, the modest size of the building is attractive to many people. A lot of them don’t like the huge structures, with all the expensive services.”

The developer, Devterra International, has been in the residential home building business for over 20 years. During a recent conversation, Larry Diamond commented; “We have assembled a team of award winning architects, designers, heritage experts, and urban planners to ensure that our design philosophy be present in every aspect of this exceptional project.”

If you enjoy outdoor activities from walking to cycling; appreciate a quiet walk in a park overlooking a marina, and like the idea of some pleasant restaurants a couple of blocks from your front door – then you should visit L’Esplanade du Canal. This is a unique opportunity to purchase a waterfront condominium in a mature neighbourhood. The best way to appreciate this investment opportunity is to visit the site, located at 1090 St-Joseph at the corner of 11th Avenue in Lachine. 514-939-0333.

Le Luxor is the new prestige address in Central Montreal

Located upscale Hampstead, buyers are attracted to the location, quality and amenities that one expects in a fine condominium

By Peter Kerr

Conveniently located in Hampstead, Le Luxor is a twelve storey luxury condominium that provides purchasers a wide range of features; including a really outstanding indoor pool and terrace that is situated to capture the afternoon sun. This is a new construction; with outstanding views of the area and surrounding neighbourhood. I visited the building recently, and was very impressed with the quality of construction, design, and finishing of the individual apartments and the common areas.

There is also a high level of confidence with the developer, Trams Management, which is a division of the well-respected Montreal family business, SP Holdings, which has been constructing multi-family residential buildings for over 65 years.

There are a variety of interesting 2 and 3 bedroom models, and 5 penthouse apartments. While they all have very good designs, the penthouses are really outstanding, with 12 foot ceilings, extra large rooms, and huge windows that open out on the world. In fact, the top three floors all have 11 and 12 foot ceilings. (The ground floor apartments also have 11’ceilings.) Homes range from 1270 to 2650 square feet - so the sense of space is quite real.

As in any home the kitchen is an important part of household activity and an informal meeting place. Kitchens at Le Luxor are quite special, with the popular granite countertops as standard features. Purchasers have a choice of shaker wood cabinet styles and ceramic floor tiles. Stainless steel double sinks are equipped with high quality Moen faucets. The kitchens in the larger models have dinettes nestled into a bright bay window area. An ideal spot for a second cup of coffee or a glass of wine while preparing dinner.

Hardwood floors are laid in the main living areas, and the bedrooms are carpeted with the purchasers’ choice of colour.

Loft style condos at Le Quai des Eclusiers
are the real deal

By Peter Kerr

“We have people from Montreal West, Westmount, NDG, Beaconsfield, Pointe-Claire - from all over who have come to live at Le Quai des Eclusiers.” This was Richard Goulet’s response to my statement that I knew some people from Montreal West who had sold their home, and purchased a condominium at this development.

Richard Goulet, the Director of Sales was taking me on a tour of the development, when I mentioned this to him. This is a project that offers empty nesters everything they seek in a condominium.

The buildings are located adjacent to the Lachine Canal, which is becoming a four season recreation corridor. Boating and cycling in the summer months, and cross-country skiing in the winter. It’s not a block or two away - it’s right there. The views are interesting, and the apartments with the solariums overlooking the canal are spectacular.

The apartments are available in one, two and three bedroom configurations. Richard explained that purchasers “meet with our architects, and plan how they would like their new home to be built. It’s their space; we’ll finish the interior of their apartment to their design.” This is a truly unique approach to condominium sales, and it is very, very popular with the purchasers.

The buildings are concrete, offering soundproof privacy between floors, and the ceramic tiles in the kitchens and bathrooms are laid over acoustical adhesive. Walls between apartments are constructed with 5 drywall panels’ thickness and fibreglass insulation. I was impressed with the thick Berber carpet in the hallways that virtually eliminated the sound of our footsteps. The builder has a long history of successful construction projects, including the RCMP building in Westmount, The Lakeshore General Hospital, and the $15,000,000 conversion of the Stern Factory in Old Montreal to condominiums.

The building is solid. Exterior walls are brick and masonry, balconies are concrete, and the eight foot high windows are thermal pane. Purchasers have a choice of Brazilian hardwood floors or maple; a choice of ceramic tiles in the kitchen and bathrooms, and a selection of granite countertops in the kitchen.

The homes are equipped with air conditioning, either with wall mounted units or with central air conditioning, depending on the location of the condo within the building.

There is a fully equipped gym, and indoor swimming pool with skylights to provide natural light.

One of the major attributes to Le Quai des Eclusiers is the location. The Lachine Canal has been designated a National (federal) Park. Owners have easy access to the canal with their own docks, including access to kayaks, canoes, and rowboats. Atwater Market is a short distance away, with all the variety of produce and interesting food that you can purchase there just a few blocks away. Downtown Montreal is close by, and easily accessible by public transportation.

Le Quai des Eclusiers is located at 4300 St. Ambroise, a few blocks west of the Atwater Market. The sales office is open Monday to Thursday from 11am to 8pm, Friday from 11am to 7pm, Saturday and Sunday from 10am to 5pm. Telephone: (514) 937-2100, and the website is: www.lequai.com
